Electronic leak detection in Surbiton: local notes

There are several hotels within about a mile and a half of Surbiton, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. Historic houses such as Hampton Court Palace, about 1.8 miles north-west, show how far back building in the area around Surbiton goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Landlords with a home close to Surbiton station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. For an older house near a landmark such as St Mark's Church, the joins between later flat roofs and the old walls are where problems typically start.

How electronic leak detection works in Surbiton

ELD finds breaches in the membrane but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. We will tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. Our report keeps that distinction clear. We’ll point you to the likely next step. We survey liquid-applied waterproofing, commercial flat roofs and roof terraces and balconies, and the problems we’re asked to look at most are leaks showing away from the breach and leaks through a flat roof with no obvious cause.

London has a lot of flat roofs: rear additions, dormers, roof terraces and the roofs of blocks and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Surbiton, as anywhere in London, the right approach depends on what the roof is made of. Older flat roofs are often felt or asphalt, newer ones rubber or GRP.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What electronic leak detection does not cover

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Roofs whose membrane or build-up isn’t suitable
  • Moisture spread under the membrane
  • Parts of the roof covered by fixed equipment

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and doesn’t.

What we look at

  • Flat roof membranes
  • Commercial flat roofs
  • Single-ply roofs
  • Green roofs
  • Roof terraces and balconies
  • Liquid-applied waterproofing

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in Surbiton. For a price for a let property or a block, call 07833 053749 or send us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Your questions about electronic leak detection in Surbiton

Can you look at the flat roof of a hotel or office near Surbiton?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Is my home in Surbiton listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

How much time does ELD need?

The roof’s size and build-up decide how long it takes. We will give you an idea when we quote.

What does electronic leak detection do?

ELD passes a small electrical current across the roof to locate holes in the membrane. A breach lets the current through, which shows us where the hole is.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Tips that help

Here are a few things we’d tell any owner, before and after a survey:

  • Do not keep patching the same spot
  • Note where leaks show inside and when
  • Use boards when working on the roof
  • Act on new leaks promptly

If we think the leak is not coming through the membrane, the report says so, with a suggestion of what to check next.

Make sure contractors protect the waterproofing when fitting equipment. Check the roof after they’ve finished.

When to book a survey in Surbiton

Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs though it depends on the layers.

Common reasons to book include:

  • Failed seams and laps
  • Holes around roof penetrations
  • Leaks through a flat roof with no obvious cause
  • Damp inside with no sign on the roof

A roof leak in a hotel or guest house around Surbiton means lost rooms as well as repairs, so it pays to find faults before guests do.

What a roof survey includes

What happens on the day

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes longer on a large roof than a small one, with the construction of the roof playing a part too. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. The breaches are recorded with photographs in a report for your roofer.

Getting ready for the survey

  • If it is not your property yet, arrange access through the agent
  • Clear the way to the loft hatch
  • Tell us about parking before the day

Arrange a survey

Most bookings start with a short call: phone 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
