Thermal roof survey in Surbiton: what you get

Thermal imaging works best in the right conditions. It is useful to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We’ll discuss the weather with you when booking, and our report notes the conditions and how they affected what we saw. We survey ceilings below the roof, insulated roof spaces and pitched roof slopes, and people most often book us about water getting in at parapets and stacks and damp around roof outlets and upstands.

London’s roofs are frequently hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what cannot be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What we’re asked to look at in Surbiton

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. It can suggest which areas may be wet and which seem dry, so we know where to take moisture readings.

Common reasons to book include:

  • Leaks far from where the stain appears
  • Stains that keep coming back
  • Patches of heat loss across the roof
  • Damp where roofs meet walls and chimneys

For businesses in and around places such as Bentall Centre, a commercial roof can be photographed from above without anyone walking on it.

Before you book anyone

  • What the survey won’t cover
  • How they plan to inspect the roof safely
  • How much experience they have with roofs like yours
  • What follow-up you get after the report

What’s in a roof survey

What we do, step by step

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Surbiton runs like any other.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Clear the way to the loft hatch
  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices

What we cannot see

It is useful to know what a survey won’t do before you book:

  • The condition of timbers we cannot see
  • A structural engineer’s assessment
  • Reliable images in rain, strong wind or on a wet roof surface

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Loft conversions
  • Ceilings below the roof
  • Pitched roof slopes
  • Commercial roofs
  • Insulated roof spaces
  • Flat roofs

How the survey changes by roof type

Parapets, valleys and junctions

Water often gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

Tips that help

These tips come from what we see on roofs every week:

  • Keep the report to compare against after any repair
  • Keep the heating on as usual before a heat loss survey
  • Keep a record of when stains appear
  • Ask us about the forecast if rain is expected

Premium Surveys include an in-person consultation, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

After repairs or a new covering, a later survey can confirm things are dry, when the conditions are suitable.

Should I look at the roof myself first?

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Thermal roof surveys in Surbiton: local notes

Historic houses like Hampton Court Palace, about 1.8 miles north-west, show how far back building in the area around Surbiton goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Surbiton is one of them, bay roofs, hips and later dormers each have their own details. Steep or complicated roofs are often hard to see from ground level, which is where aerial photos and thermal images help.

Hotels and guest houses near Surbiton cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition. If you look after a building like Lime Tree Primary School, big roofs are where photos from the air and thermal images show the most at once.

Your questions about thermal roof surveys in Surbiton

Is my home in Surbiton listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is parking a problem for a survey in Surbiton?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or send us an email.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it’s colder outside. We look from the loft as well, where there is safe access.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.
