Electronic leak detection in Downside: what you get
You get a report showing the location of each breach with photos. It tells your roofer exactly where to repair rather than guessing. We don’t estimate repair costs; that’s for your roofer to price. Testing again after repairs can confirm the breaches have been dealt with, where the roof still suits the method. You get a photo-illustrated written report. We survey roof terraces and balconies, green roofs and commercial flat roofs, and the problems we are asked to look at most are gaps at membrane joints and leaks at pipes, outlets or fixings.
Older buildings in small places like Downside may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.
Where we can’t see part of the flat roof membrane, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
What a survey costs
Prices vary from roof to roof, and it comes down to:
- How tall the building is and how easy the roof is to see
- The shape of the roof and its details
- Extensions, dormers and garages with roofs of their own
- Whether thermal imaging or a drone is needed
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
What we need to know
There’s no need for technical words. It’s enough to let us know:

- The reason for the survey, such as buying, a leak or storm damage
Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or email us.

Downside questions
Does a conservation area affect roof work in Downside?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover Downside?
Yes. We survey roofs across London and the South East, and Downside is part of that. You can ring 07833 053749 or email us with the address and some details, and we’ll talk through which survey suits.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
When does the report arrive?
That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.
What happens next?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
How much time does ELD need?
It depends on the size of the roof and its build-up. We’ll give you an idea when we quote.
Do you use drones?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
How the survey changes by roof type
Liquid-applied waterproofing
Liquid waterproofing has no laps but holes and thin areas can occur. Whether ELD works depends on the coating and build-up.
Inverted and paved roofs
We’ll tell you if your inverted or paved roof is not suitable.
What electronic leak detection does not cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Build-ups without a suitable layer below
- Repairing the breaches (that is for your roofer)
- Water entering through details rather than the membrane
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What electronic leak detection looks like in Downside
The wider area around Downside has a long history of building, with Byfleet Manor about 2.7 miles north-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you look after a building such as St Matthew's CofE Aided Infant School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Take an older house close to St Michael's Chapel: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Cobham & Stoke Dabernon station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

What happens on the day
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes a time that depends on the roof’s area and construction, which we’ll explain when we quote. Older roofs in small places like Downside can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You let us know about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- The test method is chosen to suit the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
