About our electronic leak detection in Hatchford End
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a report with photos of each breach found. We’re often asked to look into waterproofing to test before it’s covered and failed seams and laps, across single-ply roofs, flat roof membranes and roof terraces and balconies.
Older buildings in small places like Hatchford End may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Tips that help
Over many surveys, some simple habits stand out:
- Keep outlets clear of debris
- Tell us about the membrane and build-up if you know it
- Note where leaks show inside and when
- Stay off the flat roof unless needed
Wet insulation may need attention after a leak. Your roofer can advise on that, and moisture readings can help.
Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes a length of time set by the membrane area and the build-up, and we’ll give you a guide when quoting. Older rural homes like those around Hatchford End can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First, you let us know about the roof build-up and where water is showing.
- We confirm whether the roof is suitable for electronic testing.
- The method depends on the membrane and what sits above and below it.
- The roof is tested and any breaches are located.
- We send a report with photos of each breach so your roofer can repair it.
Before the survey
- Mention any parking restrictions on your street
- If you’re buying, let the agent know when we are coming
- Make sure we can get to the back of the property

Advice
Leave it or get it looked at?
A visual inspection can miss tiny holes. Electronic testing can find breaches you cannot see by eye where the roof suits it. Older and listed buildings around Hatchford End may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

Local flat roofs in Hatchford End
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Byfleet Manor about 1.7 miles north-west, Hatchford End sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Effingham Junction station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Hatchford End: your questions answered
Will you come out to Hatchford End?
We do. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in Hatchford End?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Does ELD include fixing the breach?
No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.
What does the report include?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.
Can every flat roof be tested?
That depends on the roof’s membrane and layers. Let us know what you know about the roof and we’ll check whether ELD will work.
Does the report include photographs?
Yes. We photograph the roof as we go, and they go into the written report alongside our recommendations.
Should I look at the roof myself first?
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Roof by roof
Single-ply membranes
Single-ply membranes are common on commercial and newer roofs. Seams and penetrations are typical breach points.
EPDM rubber roofs
Some EPDM membranes conduct electricity which can limit electronic testing. We will tell you if yours isn’t suitable.
