How electronic leak detection works in East Garston Woodlands

ELD can be carried out in more than one way. Low-voltage testing is typically done with the surface wet and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof and we explain which we will use. If neither method suits your roof, we’ll tell you before any testing starts. Common reasons to book are leaks showing away from the breach and leaking laps in the waterproofing, across commercial flat roofs, roof terraces and balconies and green roofs.

In a village or hamlet like East Garston Woodlands, flat roofs are normally on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

What a survey costs

Several things affect the price of a survey:

  • Commercial roofs and larger buildings
  • The size of the roof
  • Any need for thermal images or a drone flight
  • How many separate roofs there are, such as extensions, dormers and garages

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Any photos you have, taken from ground level or a window
  • The address and postcode of the property
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors

Questions from East Garston Woodlands

Will you come out to East Garston Woodlands?

Yes, East Garston Woodlands is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in East Garston Woodlands?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

What’s the price of ELD?

We quote for each roof individually. Tell us about the roof and where it leaks, and call 07833 053749 or use the contact form for a quote.

I live in a flat. Can you survey the roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you use drones?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What we look for on each type of roof

Inverted and paved roofs

Paving and terraces cover the membrane. Whether it can be tested depends on the build-up.

EPDM rubber roofs

ELD on EPDM depends on the product and the layers. We check this first.

What electronic leak detection looks like in East Garston Woodlands

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near Hungerford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If yours is one of the older homes in the streets near St Mary's Church, the joins between later flat roofs and the old walls are where problems normally start.

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Leaks from plumbing or windows
  • Build-ups without a suitable layer below
  • How wet the insulation is

Roofs we survey in East Garston Woodlands

  • Liquid-applied waterproofing
  • Green roofs
  • Commercial flat roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Single-ply roofs

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Use boards when working on the roof
  • Note where leaks show inside and when
  • Let us know about the membrane and build-up if you know it
  • Do not keep patching the same spot

Questions about the results are welcome. We can talk you through the findings.

Limit foot traffic on flat roofs. Many breaches come from foot traffic.

What happens on the day

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around East Garston Woodlands often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

Before the survey

  • Clear the way to the loft hatch
  • For flats, make sure roof access has been agreed
  • Find any records of previous roof work
