Electronic leak detection for homes and businesses in Finchingfield

Our ELD testing covers flat roofs in Finchingfield and the rest of London and the South East. Testing usually takes more time on a big roof than a small one, with the construction of the roof playing a part too. Electronic leak detection is quoted for your roof, because the method depends on the roof. You get a photo-illustrated written report. We survey liquid-applied waterproofing, roof terraces and balconies and commercial flat roofs, and people most often book us about damage from equipment installers and leaks through a flat roof with no obvious cause.

Somewhere as small as Finchingfield, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when booking.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Common questions in Finchingfield

Do you carry out roof surveys in Finchingfield?

Yes, Finchingfield is one of the places we work. The survey and report are the same in Finchingfield as anywhere else.

Does a conservation area affect roof work in Finchingfield?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

What happens next?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

How experienced are you?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you climb onto every roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. Most surveys take a length of time set by the membrane area and the build-up, which we’ll explain when we quote. In a hamlet or village like Finchingfield, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. A report with photographs shows where each breach is.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Make sure trades protect the waterproofing
  • Have roof specifications to hand
  • Check new waterproofing before handover
  • Limit access to the roof

After your roofer repairs the breaches, a retest can confirm them if the build-up allows.

Act on leaks quickly. Water under a membrane can spread.

What we’re asked to look at in Finchingfield

Holes in a membrane often come from feet, tools or debris. Many are tiny, but still let water through.

Common reasons to book include:

  • Damage from equipment installers
  • Leaks showing away from the breach
  • Leaks under green or ballasted roofs
  • Patched roofs that still leak

Take an older house close to Parish Church of St John the Baptist: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

  • What they will not be able to tell you
  • Whether the price includes VAT
  • What the report includes, and whether it has photos

What a roof survey includes

What electronic leak detection looks like in Finchingfield

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Whatever the street in Finchingfield, a roof costs least to look after when faults are caught early.

How the survey changes by roof type

Bituminous membranes

Bituminous roofs often have laps and old repairs where breaches occur. Testing depends on the roof.

Single-ply membranes

ELD often works on single-ply membranes, depending on the type and build-up.

Leave it or get it looked at?

Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first so your roofer knows where to work. For older village homes like those around Finchingfield, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.
