Electronic leak detection in Great Saling
Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use and parts may need to be lifted. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. We’ll tell you if the roof can’t be tested. If you’ve noticed breaches around outlets and penetrations and patched roofs that still leak, we can find out what’s behind it, on flat roof membranes, green roofs and commercial flat roofs alike.
Somewhere as small as Great Saling, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Your questions about electronic leak detection in Great Saling
Do you cover smaller places like Great Saling?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
How do I find out if my home in Great Saling is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
What insurance do you have?
We hold professional indemnity and public liability insurance.
Do you use low-voltage or high-voltage testing?
It depends on the membrane and the build-up. Low-voltage methods are usually carried out on a wet roof and high-voltage methods need the membrane dry and exposed.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Will you photograph what you find?
Yes, every report has them. Each finding is shown in a picture where possible.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
How it works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. The survey normally takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. In a small place like Great Saling, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, you tell us about the roof build-up and where water is showing.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- We send a report with photos of each breach so your roofer can repair it.
Before we arrive
- Mention any parking restrictions on your street
- Show us where any leaks or stains appear
- If it isn’t your property yet, arrange access through the agent

What electronic leak detection doesn’t cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Leaks from walls, copings or rooflights
- Sections we can’t safely access
- Roofs whose membrane or build-up isn’t suitable
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.
What we check
- Green roofs
- Liquid-applied waterproofing
- Roof terraces and balconies
- Flat roof membranes
- Single-ply roofs
- Commercial flat roofs
How the survey changes by roof type
Liquid-applied waterproofing
Small holes in liquid waterproofing may leak. Where the roof suits it, testing can find them.
Inverted and paved roofs
Inverted roofs have the insulation on top of the waterproofing and that changes how testing works.
When to book a survey in Great Saling
Water travels under flat roof membranes. The stain inside can be far from the hole, so tracing it by eye is difficult.
These are some of the problems a survey can pick up:
- Leaking laps in the waterproofing
- Leaks that return after repairs
- Leaks at pipes, outlets or fixings
- A flat roof leak that can’t be traced
For an older house near a landmark such as Church of St James, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Before you book anyone

- Whether VAT is added on top
- Which viewpoints they use to see the roof
- What the report includes, and whether it has photos
Checking the roof from ground level
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Flat and commercial roofs around Great Saling
Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Landlords with a home close to Braintree station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.
