Independent electronic leak detection in Hare Street

Electronic leak detection for homes and businesses in Hare Street

A leak in a flat roof often shows up a long way from where the water gets in. That makes leaks hard to trace by eye. Electronic leak detection tests the membrane itself, to find where it has been breached. We test and report and leave the repair to your roofer. On suitable roofs, it replaces guesswork with a located breach. The results then follow in a written report with photos. We survey roof terraces and balconies, flat roof membranes and liquid-applied waterproofing, and the problems we are asked to look at most are holes around roof penetrations and gaps at membrane joints.

Flat roofs on exposed homes in small places like Hare Street take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Useful tips for Hare Street property owners

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Get leaks traced quickly
  • Note where leaks show inside and when
  • Check trades protect the waterproofing
  • Find the breach before more patching

If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer, and moisture readings can help.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

Flat and commercial roofs around Hare Street

In Essex, older buildings are often clay-tiled, many with weatherboarding, alongside lots of post-war and newer estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. About 3 miles west lies Hill Hall, a reminder of how long the area around Hare Street has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own one of the older houses in the streets near Church of St Margaret of Antioch, the flat roofs on later extensions tend to wear out long before the main roof.

How we price electronic leak detection

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Commercial roofs and larger buildings
  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for the job before booking.

What we need to know

There’s no need for technical words. It’s enough to let us know:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, such as exchange
  • Anything about access we should know
  • The reason for the survey, like buying, a leak or storm damage

We survey roofs on any day of the week. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

Hare Street questions

Is my home in Hare Street listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Hare Street in the area you cover?

Yes, Hare Street is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Can you find leaks on a covered flat roof?

In some cases. The layers on top and the build-up below decide it, and some may need lifting. We talk this through first.

How experienced are you?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Do you carry out surveys on Saturdays and Sundays?

We carry out surveys on any day of the week. To find a day that suits you, phone 07833 053749 or send us an email.

What do I do with the report?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Why act early in Hare Street

Testing a new membrane before it’s covered is easier than tracing a leak later. Covered roofs are harder to test. In a place like Hare Street, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Checking the roof from the ground

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The survey, step by step

The visit has one job: to see as much of the flat roof membrane as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It typically takes as long as needed for the membrane area and the build-up, which we set out in the quote. Somewhere as small as Hare Street, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Mention any parking restrictions on your street
  • Gather any invoices or paperwork from past roof work
