Electronic leak detection in Harefield: what you get
ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a report with photos of each breach found. If you’ve noticed stains far from any visible defect and leaks under green or ballasted roofs, a survey will tell you what’s going on, on roof terraces and balconies, flat roof membranes and green roofs alike.
Flat roofs in smaller places like Harefield can be more exposed, especially where nothing shelters them, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.
Findings are set out part by part, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

What we do, step by step
Once we’ve finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. As for time on site, it typically takes longer on a large roof than a small one, with the construction of the roof playing a part too. Being in a smaller place like Harefield doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.
- We agree the area to be tested.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.

- Dig out any old roof reports or invoices
- Let us know about parking near the property

Advice
How the survey changes by roof type
Single-ply membranes
Single-ply membranes are common on commercial and newer roofs. Laps and fixings are where holes often appear.
EPDM rubber roofs
ELD on EPDM depends on the product and the layers. We check this first.
FAQs for Harefield
Is my home in Harefield listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Will you come out to Harefield?
Yes, Harefield is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is this a RICS survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Do you climb onto every roof?
Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.
Do you look in the roof space?
Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
How long will testing take?
It usually takes as long as needed for the size of the roof and how it’s built, which we’ll explain when we quote.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Honest limits
It’s a careful look at the flat roof membrane, not the whole story. The main limits are:
- Leaks from walls, copings or rooflights
- Repairing the breaches (that’s for your roofer)
- The extent of water in the insulation
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and does not.

Electronic leak detection in Harefield: local notes
Harefield is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you own a rental within reach of Bitterne station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Harefield Primary School: schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you look after a shop, office or commercial unit, for instance near Marlands Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Why it’s worth a survey now in Harefield
Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first, so the repair can be targeted. On a bungalow or cottage around Harefield, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Before and after the survey
Here are a few things we’d tell any owner:
- Use boards when working on the roof
- Record dates and spots where water appears
- Let us know about the membrane and build-up if you know it
- Find the breach before more patching
You receive a report showing where each breach was found, with photographs. Your roofer uses it to carry out repairs.
Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.
What you can safely check yourself
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
