Electronic leak detection near Havering's Grove

Electronic leak detection in Havering's Grove

Roofs covered with paving, ballast or planting need more thought. The layers on top can limit the methods we can use, and some may need lifting. We talk this through before we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. If testing isn’t possible, we’ll say so. We survey commercial flat roofs, roof terraces and balconies and liquid-applied waterproofing, and people most frequently book us about leaks that return after repairs and a flat roof leak that can’t be traced.

Flat roofs on exposed homes in small places like Havering's Grove take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Flat and commercial roofs around Havering's Grove

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. The wider area around Havering's Grove has a long history of building, with Ingatestone Hall about 2.4 miles north. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as The Billericay School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. Take an older house close to Church of All Saints: the flat roofs on later extensions tend to wear out long before the main roof.

Havering's Grove is about 2 miles west of Billericay, in Essex. Why it’s worth a survey now in Havering's Grove

Repairs in the wrong place leave the leak in place. Testing shows where the membrane is actually breached. Older cottages and farmhouses around Havering's Grove can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

What to expect from a roof survey

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes a length of time set by the roof’s area and construction, which we set out in the quote. Somewhere like Havering's Grove needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Preparing for the visit

  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we’re looking at
  • Agree roof access with the managing agent if it is shared

How to book

Photos help, if you have them. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or use the contact form.
