Roof by roof

Liquid-applied waterproofing

Testing a liquid-applied roof depends on what’s beneath the coating.

EPDM rubber roofs

Some EPDM membranes conduct electricity, which can rule out some methods. We’ll say if the test will not work.

Electronic leak detection in Ibstone

Green roofs, ballasted roofs and roofs under paving are harder to test. The layers on top can limit the methods we can use and parts may need to be lifted. We talk this through before we quote. Any details of the build-up help because they show what’s under the surface. If testing is not possible, we’ll say so. We survey flat roof membranes, single-ply roofs and green roofs, and the problems we are asked to look at most are water coming in under a flat roof and gaps at membrane joints.

Older buildings in small places like Ibstone may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

  • House, block, shop or office

Questions from Ibstone

Will you come out to Ibstone?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Ibstone?

Yes. We cover the whole of London and South East England, and Ibstone is part of that. Just call 07833 053749 or send us an email and let us know about the property.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What does the report include?

You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

What do I do with the report?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Honest limits

A survey is a close look at the flat roof membrane, but it cannot do everything. The main limits are:

  • Build-ups without a suitable layer below
  • Water entering through details rather than the membrane
  • Fixing the holes we find

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.

What we look at

  • Commercial flat roofs
  • Single-ply roofs
  • Flat roof membranes
  • Green roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes as long as needed for the size of the roof and how it’s built, which we set out in the quote. Around Ibstone, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Getting ready for the survey

  • For a flat or shared roof, check access with the building owner or managing agent
  • If you’re buying, let the agent know when we are coming
  • Clear the way to the loft hatch

How to book

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Useful tips for Ibstone property owners

A survey works best with a little help from you, before and after. Some tips:

  • Note where leaks show inside and when
  • Avoid repeated repairs without finding the cause
  • Have roof specifications to hand
  • Get leaks traced quickly

Wet insulation may need attention after a leak. That is something to discuss with your roofer, and moisture readings can help.

Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.

Flat and commercial roofs around Ibstone

Historic houses such as Stonor Park, about 3 miles south, show how far back building in the area around Ibstone goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Some villages in Buckinghamshire still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you look after a building such as Ibstone CofE Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Saunderton station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Church of St Nicholas, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Why get it checked now?

Leaks left running can wet the insulation and deck. Locating it early helps limit the damage. In a small place like Ibstone, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your roof before booking.
