Low Street Electronic Leak Detection
Know where you stand with the flat roof membrane before you spend money on it. We carry out electronic leak detection in Low Street.
- Patched roofs that still leak
- Damp inside with no sign on the roof
- Punctures from foot traffic or tools
Leave it or get it looked at?
Patching where you think the leak is often misses it. ELD shows the actual breach points. Where a roof is exposed, as many are in small places like Low Street, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

About our electronic leak detection in Low Street
Not every flat roof suits electronic testing. Certain membranes conduct electricity and some roofs don’t have a suitable layer beneath the membrane. We’ll say if ELD will not work on your roof at the start. Any details you have about the membrane and build-up help us decide, such as drawings or specifications. It saves a wasted visit. We survey liquid-applied waterproofing, green roofs and roof terraces and balconies, and common reasons people get in touch are damage from equipment installers and repairs that haven’t stopped the leak.
Somewhere as small as Low Street, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. If there are outbuildings or garages with flat roofs, mention them as you book.
Where we can’t see part of the flat roof membrane, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
How the survey works
We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes a time that depends on the size of the roof and how it’s built, and we’ll give you a guide when quoting. Rural addresses near Low Street can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You tell us about the roof and where water is showing.
- We check whether the membrane and build-up suit ELD.
- We choose a low-voltage or high-voltage method to match the roof.
- The membrane is tested and breaches are found.
- A report with photographs shows where each breach is.
Before the survey
- Check pets are kept safely away
- If it isn’t your property yet, arrange access through the agent
- Leave side gates unlocked

What electronic leak detection looks like in Low Street
The coast is about 1 mile or less from Low Street, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you let a flat or house near East Tilbury station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near St James' Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like East Tilbury Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What we look for on each type of roof
Bituminous membranes
ELD is often possible on bituminous membranes, depending on what’s below.
Single-ply membranes
Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.
How we price electronic leak detection
Several things affect the price of a survey:
- Extensions, dormers and garages with roofs of their own
- House, block, shop or office
- The roof’s overall size
- The use of thermal imaging or a drone
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.
Booking your survey
There is no need for technical words. Just tell us:
- Your timetable, like an exchange date
- Whether there’s a loft hatch, a shared roof or tricky access
- What kind of property and roof it is
- Where water is showing inside, if it is
To book a survey, phone 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. We will confirm the price before you book.
Tips that help
From years of surveys, a few habits stand out:
- Act on new leaks promptly
- Stay off the flat roof unless needed
- Share any drawings of the roof
- Don’t keep patching the same spot
If we think the leak is not coming through the membrane, the report says so, so other causes can be checked.
Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.
Questions from Low Street
Is Low Street within the area you cover?
Yes, Low Street is on our map. A small place gets exactly the same survey as a big one.
Is the coastal weather around Low Street hard on roofs?
Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.
Will I get photos?
Yes. We photograph the roof as we go, and they go into the written report.
Will you repair the leak?
No. We test the membrane and report. The report shows where each breach is for your roofer to repair.
What happens after the survey?
You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
