Electronic leak detection for Stanmore homes and businesses

Electronic leak detection for homes and businesses in Stanmore

Our ELD report shows where each breach was found with photos. Your roofer can then repair those points rather than guessing. Repair costs aren’t part of the report; that is for your roofer to price. A retest after repairs can check the work if the build-up allows. Results come in a written report with photos. We survey commercial flat roofs, liquid-applied waterproofing and flat roof membranes, and people most often book us about failed seams and laps and leaks showing away from the breach.

Older buildings in small places like Stanmore may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

For landlords and managing agents

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take longer on a large roof than a small one, and the build-up of the roof makes a difference too. Somewhere like Stanmore needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You tell us about the roof and where water is showing.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Buyers: confirm access with the estate agent or seller
  • Make a note of anything you’d like us to look at

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or drop us an email whenever suits you.

Advice

How the survey changes by roof type

Liquid-applied waterproofing

Liquid-applied coatings form a seamless layer but holes and thin areas can occur. Whether ELD works depends on the coating and build-up.

Single-ply membranes

Single-ply can be punctured by tools or fixings. ELD can locate them.

Stanmore questions

Is Stanmore within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Stanmore is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What happens after the survey?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What’s the best way to book?

Simply phone 07833 053749 or drop us an email. After a few questions, we confirm the price and fix a day, weekday or weekend.

Does electronic leak detection work on all membranes?

That depends on the roof’s membrane and layers. Tell us what you know about the roof and we’ll check whether ELD will work.

Will you fly a drone over my roof?

Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

When to book a survey in Stanmore

Other trades on the roof can puncture the waterproofing. Fixings, equipment and foot traffic can leave small holes.

Typical things we’re asked to look at include:

  • Punctures from foot traffic or tools
  • Breaches hidden under paving or planting
  • Breaches around outlets and penetrations
  • Water coming in under a flat roof

If you live in an older home near Church of St Nicholas, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

What to check before booking

  • What happens after the report arrives
  • Whether the price includes VAT
  • Will they check the loft as well as the outside?
  • Are they insured for the work?

Tips that help

You do not need to be a roofer to help. What helps most:

  • Check trades protect the waterproofing
  • Act on new leaks promptly
  • Do not let outlets block
  • Check new waterproofing before handover

Where the evidence points to walls, copings or rooflights, we will note it, with a suggestion of what to check next.

Do not leave a flat roof leak running. Water under a membrane can spread.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Flat roofs in Stanmore

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Anyone responsible for a site like Beedon C.E. (Controlled) Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
