Electronic leak detection for The Heath homes and businesses

Electronic leak detection in The Heath

You get a report showing the location of each breach, with photographs. It tells your roofer exactly where to repair rather than guessing. We do not estimate repair costs; that is for your roofer to price. Testing again after repairs can confirm the breaches have been dealt with if the build-up allows. Results come in a written report with photos. Common reasons to book are water coming in under a flat roof and waterproofing to test before it’s covered, on green roofs, liquid-applied waterproofing and flat roof membranes.

In a small place like The Heath, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the flat roof membrane, any defects and our written recommendations.

Questions from The Heath

Is The Heath in the area you cover?

Yes, The Heath is within the area we cover. We work right across London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property, and we will talk through which survey suits.

Is my home in The Heath listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

What does electronic leak detection do?

The waterproofing membrane normally stops an electrical current, but a hole lets it through. That lets us find breaches that are too small to see.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to.

Is the repair part of the test?

No. We test the membrane and report. The report shows where each breach is for your roofer to repair.

Does electronic leak detection work on all membranes?

Not every roof is suitable. Some membranes conduct electricity and some roofs lack the layer the test needs. If your roof won’t work, we’ll say so before testing.

Checking the roof from the ground

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey usually takes a length of time set by the size of the roof and how it’s built, and we’ll give you a guide when quoting. Older roofs in small places like The Heath can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. A report with photos shows where each breach is.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Jot down any questions you want answered

Practical tips

There is plenty you can do without going near the roof. What helps most:

  • Limit access to the roof
  • Clear flat roof outlets regularly
  • Avoid repeated repairs without finding the cause
  • Have roof specifications to hand

Questions about the results are welcome. We will explain what was found and what it means.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

Why get it checked now?

Patching where you think the leak is often misses it. ELD shows the actual breach points. For older village homes like those around The Heath, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the exact price before you book.

Why book with us

What electronic leak detection looks like in The Heath

Shaw's Corner, about 4.9 miles south-east, is one of the historic houses in the wider area around The Heath. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you let a flat or house near Luton Airport Parkway station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Breachwood Green Junior Mixed and Infant School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Sections we cannot safely access
  • Some conductive membranes
  • Repairing the breaches (that is for your roofer)

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.

What this survey covers

  • Green roofs
  • Roof terraces and balconies
  • Single-ply roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Commercial flat roofs

When to book a survey in The Heath

Roofs covered with paving, ballast or planting hide the membrane. ELD can work on some covered roofs, depending on the build-up.

We’re often asked to look at:

  • Gaps at membrane joints
  • Leaks under green or ballasted roofs
  • Leaks at pipes, outlets or fixings
  • Water coming in under a flat roof

If you look after a shop, office or commercial unit, for instance near The Mall Luton, a flat roof over a business is out of sight and out of mind until it leaks.
