Wannock Electronic Leak Detection
Not sure what state the flat roof membrane is in? We carry out electronic leak detection in Wannock and across East Sussex.
- Holes around roof penetrations
- New roofs to check before paving or planting
- Holes left by work on the roof
Different roofs, different checks
EPDM rubber roofs
Whether an EPDM roof can be tested depends on the membrane and build-up. We check before we quote.
Single-ply membranes
Punctures from foot traffic and equipment are common on single-ply roofs. Testing helps find them.
How electronic leak detection works in Wannock
You get a report showing the location of each breach with photos. Your roofer can then repair those points instead of hunting for the leak. We don’t estimate repair costs, so your roofer prices the work. A retest after repairs can check the work if the build-up allows. You get a report with photographs. We are often asked to look into leaks through a covered membrane and damage from equipment installers, on flat roof membranes, single-ply roofs and commercial flat roofs.
In a village or hamlet like Wannock, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
Findings are set out part by part, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Honest limits
It’s a careful look at the flat roof membrane, not the whole story. Its limits include:
- Parts of the roof covered by fixed equipment
- Repairing the breaches (that is for your roofer)
- Moisture spread under the membrane

Flat and commercial roofs around Wannock
The coast is about 4 miles or less from Wannock, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. The wider area around Wannock has a long history of building, with Alfriston Clergy House about 3.4 miles west. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
Take an older house close to St Wilfrid: flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Willingdon Community School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Polegate station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Keep outlets clear of debris
- Test new membranes before covering them
- Avoid repeated repairs without finding the cause
- Limit access to the roof
Once repairs are made, the roof can be tested again if you want to check them if the build-up allows.
Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.
Why it’s worth a survey now in Wannock
Repeated call-outs for the same leak add up. A report showing the breach points gives your roofer a clear target. Where a roof is exposed, as many are in small places like Wannock, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You’ll know the price for the job before you book.

Questions from Wannock
Will you come out to Wannock?
Yes, Wannock is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Is my home in Wannock listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Does the weather affect the survey?
Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
What do I do with the report?
You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.
Does the report include photographs?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
What affects the cost of electronic leak detection
Several things affect the price of a survey:
- If the survey needs thermal imaging or a drone
- How many separate roofs there are, such as extensions, dormers and garages
- The height of the building and how the roof can safely be seen
- How big the roof is
To find out what your survey will cost, call 07833 053749 or use the contact form with the address and a few details. The price is agreed before a date is set.
What to tell us when you contact us
Before you get in touch, it is useful to have:
- Your postcode, so we can check access and travel
- Any deadline, like an exchange date
- Photos of the roof, taken safely from ground level or a window
- Where any leaks, stains or damp patches show inside
We survey roofs on weekdays and at weekends. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
How it works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. In a hamlet or village like Wannock, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, you tell us about the roof build-up and where water is showing.
- The roof is assessed to see if electronic testing will work on it.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- We send a report with photos of each breach so your roofer can repair it.
Getting ready for the survey
- Gather any invoices or paperwork from past roof work
- Leave side gates unlocked
- Leave a clear route to the loft
