Electronic leak detection in Westborough

Why it’s worth a survey now in Westborough

A visual inspection can miss tiny holes. ELD picks up breaches a visual check might miss, on suitable membranes. On a bungalow or cottage around Westborough, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What you get with us

  • Two decades and more of roof surveys
  • Satisfaction rate of 98%
  • More than 5,000 surveys completed
  • An independent look at the roof

Electronic leak detection in Westborough

There are different ELD methods. Low-voltage testing is usually done with the surface wet, while high-voltage testing needs a dry, exposed membrane. Which one suits depends on the membrane and the layers of the roof, and we will explain our choice. We’ll say if your roof does not suit either method before any testing starts. We survey single-ply roofs, commercial flat roofs and roof terraces and balconies, and common reasons people get in touch are gaps at membrane joints and leaks showing away from the breach.

Around a smaller place like Westborough, flat roofs normally cover extensions, garages and dormers. Even a small flat roof can let a good many water into the room below. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Electronic leak detection in Westborough: local notes

Guildford Castle, about 1.4 miles south-east, is one of the historic houses in the wider area around Westborough. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Westborough has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

The streets around a church such as St Francis Church are often among the oldest in a place, and if your house is among the older ones nearby, the joins between later flat roofs and the old walls are where problems normally start. For hotels and guest houses around Westborough, a roof problem found early is far less disruptive than one found by a guest, so it’s worth knowing the roof’s condition.

Westborough is about 1 mile west of Guildford, in Surrey. Bookings from Westborough are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Surrey, from the larger towns to small villages.

Electronic leak detection in GU2, GU1 and GU3 work the same way as everywhere else we cover. Do you need electronic leak detection in Westborough?

Repeated leaks after repairs suggest the real breach hasn’t been found. Electronic testing helps pinpoint it.

Things that often lead to a survey include:

  • Breaches hidden under paving or planting
  • A flat roof leak that can’t be traced
  • New membranes needing a check before handover
  • Gaps at membrane joints

If you let a flat or house near Guildford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Before you book any roof surveyor

  • Whether VAT is added on top
  • Which parts of the roof they’ll actually see
  • Will they check the loft as well as the outside?
  • What the survey will not cover

What a good roof survey covers

What we can’t see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Areas we cannot reach or that cannot be tested
  • Build-ups without a suitable layer below
  • Leaks from plumbing or windows

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Green roofs
  • Roof terraces and balconies
  • Flat roof membranes
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Commercial flat roofs

Before and after the survey

Over many surveys, some simple habits stand out:

  • Make sure trades protect the waterproofing
  • Keep a note of leaks after rain
  • Find the breach before more patching
  • Keep foot traffic on flat roofs to a minimum

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Keep outlets and gutters on flat roofs clear. Standing water puts more pressure on any weak point.

How it works

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes more time on a big roof than a small one, with the construction of the roof playing a part too. Homes around Westborough frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. You receive the results to pass to your roofer.

How to prepare

  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed
  • Keep pets in another room

Your questions about electronic leak detection in Westborough

Will you come out to Westborough?

Yes, Westborough is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Westborough?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

What does electronic leak detection do?

A sound membrane blocks the test current, but a hole lets it through. That lets us find breaches that are too small to see.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
