Flat roof survey in Bramling: what you get
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We’re often asked to look into water getting in at rooflights and outlets that hold water back, on single-ply membranes, GRP fibreglass and EPDM rubber.
Flat roofs on exposed homes in small places like Bramling take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What a survey costs
When we price a survey, we consider:
- Extra roofs, like extensions, dormers or garages
- Whether thermal imaging or a drone is needed
- Whether it is a home or a commercial building
- Building height and the viewpoints available
Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.
What to tell us when you get in touch
These details help when you get in touch:
- What kind of property and roof it is
- Whether there is a loft hatch, a shared roof or tricky access
- Your postcode, so we can check access and travel
- Any photos you have, taken from ground level or a window
Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we will suggest the right survey. We confirm the price before anything is booked.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Check the outlets after the leaves fall
- Check ceilings under the roof for damp patches
- Keep records of when the roof was laid and what work has been done
- Keep people off the roof unless they need to be there
If you’re buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on what we found.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
When to book a survey in Bramling
The details are frequently where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re often the first things to fail.
A survey makes sense if you’ve noticed:
- A sagging deck under the covering
- Cracked or split membrane
- Failed upstands where the roof meets a wall
- Loose or cracked edge trims
The streets around a church like Church of St John are frequently among the oldest in a place, and if your house is among the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.
Choosing a roof surveyor
- Their drone registration, if they fly one
- How they plan to inspect the roof safely
- Whether the inside of the roof is included
- Whether you get a written report with photos
Bramling: your questions answered
Do you cover Bramling?
Yes, Bramling is one of the places we work. The survey and report are the same in Bramling as anywhere else, and visits run on weekdays and weekends.
Do you cover smaller places like Bramling?
Yes. Bramling is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Do I need to be at home?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
What’s the best way to book?
To book, phone 07833 053749 or use the contact form and let us know the address and what you’d like to know. We will confirm the price and agree a day with you.
Will this cover the whole house?
No. We look closely at the flat roof rather than the whole building. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.
What do I do with the report?
The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you survey a shared roof?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. In a small place like Bramling, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Show us where any leaks or stains appear
- Keep pets out of the way during the survey
Arrange a survey
Not sure which survey you need? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will explain the options and the price.

Flat roofs in Bramling
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. Historic houses such as Goodnestone Park, about 2.1 miles south-east, show how far back building in the area around Bramling goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
If you look after a building such as Wingham Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Adisham station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Roof by roof
Felt and built-up roofs
On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is looked at, with photos of any that have lifted or cracked.
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We look at how the covering is finished around each rooflight and upstand.
