Flat roof surveys in Bloodden

Flat roof surveys for homes and businesses in Bloodden

We inspect a flat roof from wherever it can safely be seen: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’re worried about blistering in felt or asphalt and ponding water that doesn’t drain away, we can find out what’s behind it.

In a small place like Bloodden, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Older roofs in small places like Bloodden can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photos and recommendations and emailed to you.

Before we arrive

What we can’t see

A survey is a careful look at the flat roof, but it can’t do everything. Its limits include:

  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer
  • Hidden layers beneath the covering

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes

FAQs for Bloodden

Will you come out to Bloodden?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out roof surveys in Bloodden?

Yes. Our area covers London and South East England, and Bloodden is part of that. You can call 07833 053749 or send us an email with the address and a few details, and we will talk through which survey suits.

Do you go up onto the roof?

It depends on what’s safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

How long will you be at the property?

Expect it to take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. You’ll then get the report by email.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or send us an email with the details.

Flat roof surveys in Bloodden: local notes

About 1.5 miles east lies Goodnestone Park, a reminder of how long the area around Bloodden has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If you own a rental within reach of Adisham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Adisham Church of England Primary School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Different roofs, different checks

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Common roof problems in Bloodden

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Here are some of the things we see often:

  • Failed upstands where the roof meets a wall
  • Raised blisters across the surface
  • Splits and cracks in the covering
  • Water getting in at rooflights

The streets around a church such as Church of the Holy Innocents are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof.
