About our flat roof survey in Castle Hedingham

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Typical surveys look at outlets choked with leaves and silt and splits, cracks and crazing, across GRP fibreglass, mastic asphalt and EPDM rubber.

Some older homes in villages like Castle Hedingham are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Every survey ends with a written report, with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Useful tips for Castle Hedingham property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Clear roof outlets and gutters each autumn
  • Ask contractors to protect the roof if they work on it
  • Keep clear of rooflights and fragile roof sheets
  • File the paperwork for the roof and any repairs

After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.

Honest limits

To be straight with you, a roof survey has limits:

  • Hidden layers beneath the covering
  • A promise that the roof will not leak in future
  • Asbestos testing, which needs a specialist asbestos surveyor

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, it normally takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Castle Hedingham, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Preparing for the visit

  • Clear the way to the loft hatch
  • If you are buying, check with the agent that we can get in
  • Show us where any leaks or stains appear

What a flat roof survey looks like in Castle Hedingham

Hedingham Castle, about 0.2 miles north-east, is one of the historic houses in the wider area around Castle Hedingham. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you live in an older home near Church of St Nicholas, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like de Vere Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

Castle Hedingham is about 4 miles north-west of Halstead, in Essex. We survey roofs in Castle Hedingham and the rest of Essex. We cover towns and villages across Essex. There’s also a page for Chelmsford.

How the survey changes by roof type

Felt and built-up roofs

The edges and upstands of a felt roof are usually where trouble starts. Every upstand and edge is looked at, with photos of any that have lifted or cracked.

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Castle Hedingham questions

Do you cover Castle Hedingham?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you cover smaller places like Castle Hedingham?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Can you find where water is getting through my flat roof?

The survey covers the covering and all the details where leaks usually begin, recording anything that could let water through. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Does the report include photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

What if it rains on the day?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
