Flat roof survey in Chilham
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or use the contact form with the address and a rough idea of the roof area. We are often asked to look into damaged trims at the roof edge and blisters and bubbles in the covering, on felt flat roofs, EPDM rubber and single-ply membranes.
Flat roofs on exposed homes in small places like Chilham take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Chilham, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.

Local flat roofs in Chilham
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
If you let a flat or house near Chilham station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Chilham: your questions answered
Does a conservation area affect roof work in Chilham?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in Chilham?
We do. Every survey there gets the same written report with photos.
Are you structural engineers?
No. Visible signs such as deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
What if it rains on the day?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Will I get photos?
Yes. Photos are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.
Is a flat roof survey the same as a building survey?
No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.
What happens after the survey?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Useful tips for Chilham property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Look for standing water a day after rain
- Check the outlets after the leaves fall
- Have the roof looked at again after a severe storm
- Keep people off the roof unless they need to be there
After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
What we are asked to look at in Chilham
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
Typical things we are asked to look at include:
- Blocked or damaged outlets
- Blisters and bubbles in the covering
- Pools of water lying on the roof
- Signs of deflection in the roof deck
The streets around a church like Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking.
Choosing a roof surveyor
- Will they check the loft as well as the outside?
- What insurance they carry
- How long the report takes to arrive
- Their track record with similar roofs
Why it is worth a survey now in Chilham
If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. For older village homes like those around Chilham, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.
