FAQs for Chilham

Will you come out to Chilham?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Chilham listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you check the drains below ground?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. If a drain below ground looks like the cause, the report says so.

What will the report tell me?

Written findings with photos, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

When is the best time for a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

Gutter survey in Chilham

A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. We survey fascias and soffits, outlets and hoppers and downpipes, and common reasons people get in touch are leaking or loose downpipes and water backing up from a hidden gutter.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Get trees that overhang the gutters trimmed
  • Do not climb a ladder to look in the gutters
  • Look out for overflows when it pours
  • Have gutters cleared at least once a year

If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

How it works

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Chilham can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First, you tell us what you’ve seen, like overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

Roof by roof

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.

Aluminium and other metal gutters

On big buildings, one blocked outlet can affect a long run so outlets get close attention.

What we’re asked to look at in Chilham

Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.

Look out for signs like these:

  • Gutters packed with leaves or moss
  • Gutters that have fallen out of line
  • Downpipes that are split or coming away
  • Dripping or leaking gutter joints

Take an older house close to Church of St Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before you book any roof surveyor

  • Is VAT included in the price?
  • What exactly goes into their report
  • Whether the inside of the roof is included
  • Whether you can ask questions once you have the report

What to expect from a roof survey

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

What a gutter survey looks like in Chilham

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you own a rental within reach of Chilham station, a dated record of the roof is useful when planning maintenance across a let. Trees in and around Broadham Down shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.
