Flat roof surveys for homes and businesses in Eridge Green
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey EPDM rubber, felt flat roofs and single-ply membranes, and the problems we are asked to look at most are failed seals around rooflight kerbs and edge trims that have lifted or split.
Flat roofs on exposed homes in small places like Eridge Green take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Eridge Green questions
Will you come out to Eridge Green?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Is my home in Eridge Green listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
How long does the survey take?
Expect it to take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email, on the timescale of your package.
Can you survey in bad weather?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
Is it a structural engineer’s report?
No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Do you check flat roofs for asbestos?
Our survey doesn’t include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.
How the survey works
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Cottages and farmhouses around Eridge Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.

Related advice
Before and after the survey
Most of what helps is simple and safe from the ground. A few suggestions:
- Keep clear of rooflights and fragile roof sheets
- Look for standing water a day after rain
- Limit foot traffic on the covering
- Clear roof outlets and gutters each autumn
After the visit, we write up the report with photographs of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Clear leaves and silt from outlets and gutters, above all in autumn. Water that can drain away does far less harm than water that sits.
Different roofs, different checks
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
EPDM rubber
EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.
Flat roof surveys in Eridge Green: local notes
Historic houses such as Groombridge Place, about 1.9 miles north-west, show how far back building in the area around Eridge Green goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Eridge station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near Holy Trinity Church, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Why get it checked now?
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. In a place like Eridge Green, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Common roof problems in Eridge Green
Flat roofs often get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.
Things that often lead to a survey include:
- Water getting in at rooflights
- Splits, cracks and crazing
- A sagging deck under the covering
- Standing water left after rain
Shop and office owners around The Corn Exchange may find that the flat roofs over shops and commercial units are worth checking before a leak, not after.
