About our flat roof survey in Fenn Street
We inspect a flat roof from wherever it can be seen safely: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey EPDM rubber, felt flat roofs and upstands and outlets, and common reasons people get in touch are blisters and bubbles in the covering and standing water left after rain.
Flat roofs on exposed homes in small places like Fenn Street take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
After the visit, you get a written report with photos, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

The survey, step by step
Once we’ve finished looking, we write up our findings as a report with photos, emailed to you. As for time on site, it typically takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Fenn Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Getting ready for the survey
- Check the loft hatch can be reached
- For flats, make sure roof access has been agreed
- Note where any stains or damp appear

Roof by roof
Mastic asphalt
Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. Our report notes crazing, cracks and any likely entry points.
Single-ply membranes
On single-ply roofs, the welds between sheets are the key detail. We look at seams, corners and the joints around outlets and upstands.
Honest limits
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Structural calculations, which need a structural engineer
- Parts of the roof that are not safe to walk on or view
- A fixed date for when the roof will need replacing
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

Why get it checked now?
Standing water on a flat roof rarely sorts itself out. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. For older village homes like those around Fenn Street, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Fenn Street questions
Do you cover smaller places like Fenn Street?
We do. A small place gets exactly the same survey as a big one.
Do roofs near the sea, like those around Fenn Street, take more of a battering?
Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
How soon will I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, let us know when booking.
How long is the visit?
Time on site depends on the roof; most visits take about one to two hours at most homes, or half a day or so for a commercial building. The report is sent afterwards by email.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you survey commercial flat roofs?
Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so phone 07833 053749 or use the contact form with the address.
Does the survey cover asbestos?
We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.
Flat roofs in Fenn Street
Fenn Street is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
For an older house near a landmark like Church of St Mary, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For site and facilities teams at buildings such as High Halstow Primary Academy, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. For landlords with property near Gillingham (Kent) station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Fenn Street is about 5 miles north of Gillingham, in Medway. Whether the building in Fenn Street is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. We cover towns and villages across Medway, from the larger towns to small villages. You can also see our page for Maidstone.
We survey roofs across ME3 for flat roof surveys and the streets around it. Whether your property is on Winterberry Avenue, Sharnal Street and Parbrook Road or a nearby road, we can survey it. Close by, we survey roofs in Sharnal Street (1 mile south-west), High Halstow (1 mile west), Tunbridge Hill (1 mile south-east), St Mary Hoo (1 mile north-east) and Kingsnorth (1 mile south-east). Larger places within reach include Gillingham (5 miles south), Chatham (7 miles south), Rochester (5 miles south-west), Rainham (6 miles south), Strood (6 miles south-west) and Luton (6 miles south).
Landmarks near Fenn Street
Locally, jobs take us to homes and businesses close to The Hundred of Hoo Academy and the streets around them. The nearest railway station is Gillingham (Kent) station, roughly 4.4 miles south. Other landmarks nearby include Medway Maritime Hospital (4.9 miles south) and Upnor Castle (3.7 miles south-west). The countryside around Fenn Street includes Bishop Saltings.
What affects the cost of flat roof surveys
What a survey costs depends on the time and equipment it needs. The main factors are:
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
- The height of the building and how the roof can safely be seen
- How big the roof is
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We will tell you which package suits the questions you have.
Booking your survey
We’ll usually ask about:
- Any marks or damp showing indoors
- Pictures of the roof from a safe spot, if you have them
- Any deadline, like an exchange date
- The address and postcode of the property
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or drop us an email.
Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Note the date and type of any roof work
- Have the roof looked at again after a severe storm
- Check ceilings under the roof for damp patches
- Ask whoever fits equipment on the roof to make good the covering
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
