Independent flat roof surveys in Filching

Leave it or get it looked at?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. Our report gives you the evidence to discuss with a roofer. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

How a flat roof survey works in Filching

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. We’re often asked to look into dips that suggest the deck is deflecting and splits and cracks in the covering, on mastic asphalt, single-ply membranes and EPDM rubber.

Flat roofs on exposed homes in small places like Filching take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When to book a survey in Filching

Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.

It’s worth booking a survey if you’ve seen:

  • Blisters and bubbles in the covering
  • Splits and cracks in the covering
  • Leaks around rooflights
  • Dips that suggest the deck is deflecting

Take a building like Willingdon Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What to check before booking

  • Whether any drone flown is registered with the CAA
  • How they plan to inspect the roof safely
  • How soon the report will arrive
  • Whether the loft space is looked at, where there is one

What a roof survey includes

Landlord and commercial surveys in Filching

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Questions from Filching

Does being near the coast affect roofs in Filching?

Frequently, yes. Within about 4 miles of the sea, as Filching is, metal fixings wear faster and gales find any loose ridge or slate.

Will you come out to Filching?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you survey commercial flat roofs?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so call 07833 053749 or drop us an email with the address.

Can you give me structural calculations?

No. We’re experienced roof surveyors, and visible signs like sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

What do I do with the report?

You’ll receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours at a typical home, or half a day or so for a commercial building. Older rural homes like those around Filching can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

How to prepare

  • Move anything stored under the loft hatch
  • Keep pets inside or away from the areas we’re looking at
  • Gather any invoices or paperwork from past roof work

Advice

What we look for on each type of roof

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Flat roof surveys in Filching: local notes

Filching is within about 4 miles of the coast, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Alfriston Clergy House, about 2.9 miles west, is one of the historic houses in the wider area around Filching. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

If your home is one of the older ones in the streets near The Parish Church of Saint Peter, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you own a rental within reach of Polegate station, the flat roof over a let home is worth a look before it becomes a tenant complaint.
