Flat roof survey in Greenstead Green
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so you know exactly what was covered. Typical surveys look at splits and cracks in the covering and standing water left after rain, across EPDM rubber, single-ply membranes and upstands and outlets.
Flat roofs on exposed homes in small places like Greenstead Green take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Flat roof surveys around Greenstead Green
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you own a rental within reach of Chappel & Wakes Colne station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you live in an older home near Parish Church of St James, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.
Greenstead Green is about 1 mile south-east of Halstead, in Essex. Greenstead Green is one of many places we visit across Essex. We cover towns and villages across Essex, large and small. There is also a page for Chelmsford.

Tips from our surveys
These tips come from what we see on roofs every week:
- File the paperwork for the roof and any repairs
- Check the outlets after the leaves fall
- Book a survey every few years
- Ask whoever fits equipment on the roof to make good the covering
For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it gives a baseline to compare against next time.
After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
Leave it or get it looked at?
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the business. Where a roof is exposed, as many are in small places like Greenstead Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

Greenstead Green questions
Does a conservation area affect roof work in Greenstead Green?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Greenstead Green within the area you cover?
Yes. Greenstead Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.
Will the survey show why my flat roof is leaking?
The survey covers the covering and all the details where leaks normally begin, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.
How experienced are you?
More than 5,000 surveys over 20+ years, across London and South East England.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access as you book.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Checking the roof from the ground
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a small place like Greenstead Green, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.

Advice
Rented homes, blocks and businesses
We survey roofs for letting agents and landlords as well as homeowners. The report gives you a dated record of the flat roof, with photographs.
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.
Common roof problems in Greenstead Green
Flat roofs take the full force of the weather on a surface that drains slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.
Look out for signs like these:
- Cracked or split membrane
- Leaks around rooflights
- A sagging deck under the covering
- Raised blisters across the surface
If you look after a building such as The Ramsey Academy, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.
What to check before booking
- What insurance they carry
- Which parts of the roof they’ll actually see
- Will they check the loft as well as the outside?
- Whether you get a written report with photos
