Flat roof surveys in Great Maplestead

About our flat roof survey in Great Maplestead

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. Common reasons to book are blocked or damaged outlets and edge trims that have lifted or split, on mastic asphalt, upstands and outlets and EPDM rubber.

Somewhere as small as Great Maplestead, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. If you have questions on the day, just ask. Rural addresses near Great Maplestead can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Point out any leaks or damp patches
  • If it is not your property yet, arrange access through the agent
  • Tell us about parking before the day

Questions from Great Maplestead

Does a conservation area affect roof work in Great Maplestead?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do you cover Great Maplestead?

Yes. Our area covers London and the South East, and Great Maplestead is part of that. You can call 07833 053749 or use the contact form with the address and some details.

Will this cover the whole house?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

What happens next?

The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

How do you inspect a flat roof?

It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

Do you cover flat roofs on blocks of flats?

Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.

What we look for on each type of roof

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

Flat roof surveys around Great Maplestead

About 1.6 miles north-west lies Hedingham Castle, a reminder of how long the area around Great Maplestead has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, with post-war and more recent estates making up much of the newer housing. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

Take a building like St Giles' Church of England Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to Church of St Giles: flat-roofed rear additions and dormers added over the years are worth checking.

Why act early in Great Maplestead

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. For an older or listed building in a place like Great Maplestead, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before you book.
