Flat roof survey in Havering's Grove: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We’re often asked to look into splits, cracks and crazing and blocked or damaged outlets, on upstands and outlets, felt flat roofs and single-ply membranes.

Flat roofs on exposed homes in small places like Havering's Grove take more wind and rain, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You’ll see the good as well as the bad.

Flat roofs in Havering's Grove

About 2.4 miles north lies Ingatestone Hall, a reminder of how long the area around Havering's Grove has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

Landlords with a home close to Billericay station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like The Billericay School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Common roof problems in Havering's Grove

Water that does not drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

Typical things we’re asked to look at include:

  • Upstands pulling away from walls
  • Outlets that hold water back
  • Standing water left after rain
  • Cracked or split membrane

If your house is among the older ones in the streets near Church of All Saints, flat-roofed rear additions and dormers added over the years are worth checking.

What a roof survey includes

Honest limits

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A promise that the roof will not leak in future
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What happens if roof problems are left?

If you’re buying, find out about the flat roof before you exchange. After that, the cost of any work is yours. A report gives you facts to put to the seller or agent. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Questions from Havering's Grove

Is my home in Havering's Grove listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Havering's Grove in the area you cover?

We do. The survey and report are the same in Havering's Grove as anywhere else, and visits run on weekdays and weekends.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

When does the report arrive?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when you book.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible.

What does ponding on a flat roof mean?

Standing water a day or two after rain typically needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take an hour or two at most homes, and longer for a large or complex roof. The written report follows by email.

How we price flat roof surveys

Several things affect the price of a survey:

  • Roof area
  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages
  • How complicated the roof is, with its valleys, chimneys and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What to tell us when you get in touch

Getting the details right at the start saves time. Please include:

  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • What kind of property and roof it is

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

The survey, step by step

After the inspection, everything we found is written up as a report with photographs, sent to you by email. As for time on site, it normally takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. Around Havering's Grove, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Preparing for the visit

  • Mention any parking restrictions on your street
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Tell us about any leaks, stains or damp patches you know of
