Flat roof survey in Hullbridge: what you get

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photographs so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you call 07833 053749 or email us with the address and a rough idea of the roof area. We survey mastic asphalt, single-ply membranes and EPDM rubber, and the problems we are asked to look at most are blisters and bubbles in the covering and pools of water lying on the roof.

In a smaller place like Hullbridge, some flat roofs sit in the open, where wind can catch loose edges and trims. Sun on a flat roof also ages felt and bitumen. The signs are splits, blisters and edges coming away. Standing water that lingers for days after rain is another sign worth watching for.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

Questions from Hullbridge

Will you come out to Hullbridge?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Hullbridge is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you don’t know what your roof is, we will identify it on the day.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and some details about the roof, and we will take it from there. We survey on any day of the week.

Will you check the loft?

If the survey needs it and the roof space can be reached safely, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so call 07833 053749 or drop us an email with the address.

What do I do with the report?

You receive the written report by email, with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • File the paperwork for the roof and any repairs
  • Keep clear of rooflights and fragile roof sheets
  • Keep outlets clear of leaves and moss
  • Note any new marks on ceilings beneath the roof

You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Flat roofs in Hullbridge

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you live in an older home near St Thomas' Church, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Riverside Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

How the survey changes by roof type

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

Honest limits

In fairness, there are limits to any roof survey:

  • Whether old sheeting or boards contain asbestos
  • Whether the deck or joists are strong enough
  • Parts of the roof that aren’t safe to walk on or view

If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What our survey covers.

What we check

  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs
  • Single-ply membranes

How it works

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit usually takes roughly 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. With a bit of garden around a house, as there frequently is around Hullbridge, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch
  • Keep pets out of the way during the survey

What you can safely check yourself

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

When to book a survey in Hullbridge

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Most people get in touch when they’ve noticed one of these:

  • Blisters and bubbles in the covering
  • Outlets that hold water back
  • Pools of water lying on the roof
  • Loose or cracked edge trims

If you let a flat or house near South Woodham Ferrers station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What to check before booking

  • When you will get the report
  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
