How a flat roof survey works in Lamport

We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. If you’re worried about outlets that hold water back and upstands pulling away from walls, we can find out what’s behind it, whatever the roof.

Somewhere as small as Lamport, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them as you book.

Nothing in the report is left vague: if work is needed, the report says so clearly.

How the survey changes by roof type

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

How it works

Once we have finished looking, we write up our findings as a report with photographs, sent to you by email. As for time on site, it typically takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Older roofs in small places like Lamport can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • For a flat or shared roof, check access with the building owner or managing agent
  • Buyers: confirm access with the estate agent or seller
  • Have keys ready for side gates, garages or roof access doors

Arrange a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Useful tips for Lamport property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Keep records of when the roof was laid and what work has been done
  • Check the outlets after the leaves fall
  • Plan a survey before the covering reaches the end of its usual life
  • Look for standing water a day after rain

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Flat roofs in Lamport

Thatch survives on some older buildings in Buckinghamshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. With Stowe House about 0.9 miles west, Lamport sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Akeley Wood Senior School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Whether the deck or joists are strong enough
  • A promise that the roof won’t leak in future

Lamport: your questions answered

How do I find out if my home in Lamport is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Lamport in the area you cover?

Yes, Lamport is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when you book.

What does the report include?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Common roof problems in Lamport

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Coverings that have hardened with age tend to suffer most.

A survey can pick up problems such as:

  • Dips that suggest the deck is deflecting
  • Damaged trims at the roof edge
  • Blistering in felt or asphalt
  • Upstands pulling away from walls

Take an older house close to Parish Church of St Mary: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Questions to ask before you book

  • Whether you can ask questions once you have the report
  • How long the report takes to arrive
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • What they will not be able to tell you
