Lanham Green Flat Roof Survey
Find out the condition of the flat roof at your property in Lanham Green. Visits run on weekdays and weekends, in the daytime.
- A sagging deck under the covering
- Outlets choked with leaves and silt
- Failed seals around rooflight kerbs
How a flat roof survey works in Lanham Green
Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey EPDM rubber, GRP fibreglass and upstands and outlets, and the problems we are asked to look at most are failed seals around rooflight kerbs and splits, cracks and crazing.
Older buildings in small places like Lanham Green may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

Questions from Lanham Green
Do you carry out roof surveys in Lanham Green?
We do. The survey and report are the same in Lanham Green as anywhere else, and visits run on weekdays and weekends.
Do you cover smaller places like Lanham Green?
Yes, Lanham Green is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Will you check the loft?
Normally, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
What does ponding on a flat roof mean?
Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and water that sits wears the covering sooner. We record where it sits and the likely cause.
How much is a survey?
Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
What’s in the survey report?
It sets out what we found, why it matters and what we recommend, with photos throughout. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
Can you survey at the weekend?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
What this survey can’t tell you
Before you book, it is worth knowing what a survey will not do:
- A fixed date for when the roof will need replacing
- Structural calculations, which need a structural engineer
- Testing older roof sheets for asbestos
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.
Roof types and parts we check
- Mastic asphalt
- EPDM rubber
- Upstands and outlets
- Single-ply membranes
- Felt flat roofs
- GRP fibreglass
Can I check my roof myself?
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.
How it works
The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes about 1–2 hours for most houses, and more on a big or complicated roof. In a small place like Lanham Green, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.
Getting ready for the survey
- Point out any leaks or damp patches
- For a flat or shared roof, check access with whoever owns or manages the building

Flat and commercial roofs around Lanham Green
Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
Take an older house close to Parish Church of All Saints: the flat roofs on later extensions tend to wear out long before the main roof. If you look after a building such as Cressing Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Cressing station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.
What a survey costs
Several things affect the price of a survey:
- Any need for thermal images or a drone flight
- How tall the building is and how easy the roof is to see
- Whether you choose the Basic, Standard or Premium Survey
- Whether it is a home or a commercial building
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
What we need to know
A little information up front helps. Please include:
- Dates you’re working to, such as exchange
- How the loft is reached, if there is one
- Pictures of the roof from a safe spot, if you have them
- What’s prompted the survey
Unsure which package suits your roof? It is easiest to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We will talk you through the options and what they cost.
Why it’s worth a survey now in Lanham Green
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the business. For an older or listed building in a place like Lanham Green, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.
Every price we give includes VAT. Our price is from £150, including VAT. You will know the price for your roof before booking.
