Prices for drone roof surveys in Lanham Green

When we price a survey, we consider:

  • Chimneys, valleys, parapets and other details
  • The use of thermal imaging or a drone
  • How big the roof is
  • Extra roofs, like extensions, dormers or garages

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your survey before booking.

What we need to know

We’ll typically ask about:

  • Any marks or damp showing indoors
  • The type of building and roof, like pitched or flat
  • Pictures from the garden or a window, if you have them
  • Your timetable, such as an exchange date

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or use the contact form.

How a drone roof survey works in Lanham Green

Prices start from £400, including VAT. The Premium Survey includes a drone inspection where it applies, along with structural analysis, a same-day report and an in-person consultation. It also includes a follow-up after 12 months. If a drone will not help on your roof, we’ll say so. You get a written report with the close-up photos from the flight. If you’ve noticed debris building up in hidden gutters and flat roofs on upper floors that hold water, we can find out what’s behind it, whatever the roof.

Older buildings in small places like Lanham Green may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

Honest limits

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Close-up photos of next door’s property
  • Whether the roof structure meets design loads
  • What’s under the slates, tiles or felt

If in doubt, call 07833 053749 or send us an email and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Large and complex roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Tall and steep roofs

Chimney stacks

From the air, a lean or a loose pot is easy to see. We record what we find with photos.

Ridges and hips

The ridge takes wind from both sides. A drone shows cracked mortar and loose ridge tiles.

Drone roof surveys around Lanham Green

In Essex, older buildings are frequently clay-tiled, many with weatherboarding, and lots of post-war and modern estates besides. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand.

Take an older house close to Parish Church of All Saints: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Landlord and commercial surveys in Lanham Green

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey seven days a week, which can make access easier.

When to book a survey in Lanham Green

From the pavement, most of a tall roof is out of sight. You cannot see the back slope, the valleys or the chimney tops. Problems in those places often go unseen until they leak, which is why owners turn to a drone.

Here are some of the things we see often:

  • Flat roofs on upper floors that hold water
  • Flashings that have come away
  • Cracked mortar along the ridge
  • Wind damage high on the roof

Anyone responsible for a site like Cressing Primary School will know that thermal images can show where wet insulation sits under a big flat roof.

Before booking anyone

  • When you will get the report
  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance
  • Their track record with similar roofs

Lanham Green questions

How do I find out if my home in Lanham Green is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Lanham Green?

Yes. Lanham Green is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What about my neighbours’ privacy?

The camera stays on your roof. We inspect only the roof you’ve asked about. A word with next door beforehand is a good idea.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or drop us an email.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Does someone need to be in?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours at a house, including the airspace and weather checks before take-off. Around Lanham Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First comes the address, plus a note of what worries you about the roof.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • If you’re buying, let the agent know when we are coming
  • Have any paperwork from past roof work to hand
