What a flat roof survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • A promise that the roof will not leak in future
  • Parts of the roof that aren’t safe to walk on or view
  • The condition of the deck or insulation hidden under the covering

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. What our survey covers.

What we look at

  • Upstands and outlets
  • Single-ply membranes
  • Felt flat roofs
  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber

About our flat roof survey in Lenham

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We survey mastic asphalt, upstands and outlets and felt flat roofs, and the problems we are asked to look at most are a sagging deck under the covering and failed upstands where the roof meets a wall.

Around Lenham, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It’s worth mentioning them as you book, so the visit can include them. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask contractors to protect the roof if they work on it
  • Ask whoever fits equipment on the roof to make good the covering
  • Keep records of when the roof was laid and what work has been done
  • Treat rooflights and old sheeting as fragile

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

What we are asked to look at in Lenham

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

It is worth booking a survey if you’ve seen:

  • Loose or cracked edge trims
  • Splits and cracks in the covering
  • Dips that suggest the deck is deflecting
  • Failed upstands where the roof meets a wall

Take an older house close to St Mary's Church: the joins between later flat roofs and the old walls are where problems typically start.

Choosing a roof surveyor

  • Are they insured for the work?
  • Which viewpoints they use to see the roof
  • Which limits apply to the survey
  • Is VAT included in the price?

What to expect from a roof survey

Why get it checked now?

A small split in a flat roof is usually a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. Arranging work in a smaller place like Lenham is easier with notice than in an emergency. A survey gives you that notice.

Flat roof survey starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

How the survey works

We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most houses, or half a day or so for a commercial building. With a bit of garden around a house, as there frequently is around Lenham, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Make a note of anything you’d like us to look at

How the survey changes by roof type

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Flat roof surveys around Lenham

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Leeds Castle, about 3.6 miles west, is one of the historic houses in the wider area around Lenham. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Lenham station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For site and facilities teams at buildings such as Lenham Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Lenham: your questions answered

Does a conservation area affect roof work in Lenham?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Lenham?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does the report include photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To arrange a date, ring 07833 053749 or use the contact form.
