Flat Roof Survey in West Street
We take a careful look at the flat roof at your property in West Street, and put it all in a written report with photos.
- Failed upstands where the roof meets a wall
- Damaged trims at the roof edge
- Outlets that hold water back
How a flat roof survey works in West Street
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’re worried about cracked or split membrane and blistering in felt or asphalt, we can find out what’s behind it, whatever the roof.
Some older homes in villages like West Street are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
We keep jargon out of it: where something needs attention, it says so plainly.

Different roofs, different checks
Single-ply membranes
Plant, fixings and foot traffic can all damage a single-ply roof. Any tears, punctures or loose membrane are recorded with photos.
EPDM rubber
EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Questions from West Street
How do I find out if my home in West Street is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Do you cover smaller places like West Street?
Yes, West Street is on our map. A small place gets exactly the same survey as a big one.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please call 07833 053749 or email us with the details.
How many years has my flat roof got left?
A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
How do you inspect a flat roof?
Where it’s safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or drop us an email.
Local flat roofs in West Street
Older houses across Kent frequently have handmade clay or peg tiles, and many have tile-hung walls. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 4.2 miles west lies Leeds Castle, a reminder of how long the area around West Street has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.
For site and facilities teams at buildings such as The Lenham School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you own a rental within reach of Lenham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

When you need someone else
It helps to know what a survey won’t do before you book:
- A promise that the roof won’t leak in future
- Parts of the roof that are not safe to walk on or view
- Testing older roof sheets for asbestos
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
What we check
- GRP fibreglass
- Single-ply membranes
- Mastic asphalt
- Felt flat roofs
- Upstands and outlets
- EPDM rubber
How the survey works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take between one and two hours for a house, with bigger or more complicated roofs taking longer. In a small place like West Street, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Before the survey
- Keep pets in another room
- Jot down any questions you want answered
- Show us where any leaks or stains appear

Advice
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.
Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Ask contractors to protect the roof if they work on it
- Note where water lies after a downpour
- Ask whoever fits equipment on the roof to make good the covering
- Watch the ceilings below the flat roof for stains
You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It is your choice who carries out the work and when.
After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
