How a landlord roof survey works in West Street

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. You get a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. If you’re worried about leaking joints at party walls and gutters overflowing onto walls, a survey will tell you what’s going on, on converted houses, flat roofs on blocks and shared roofs alike.

Some older homes in villages like West Street are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

The survey, step by step

Once we have finished looking, we write up our findings in a report with photographs. As for time on site, it usually takes between one and two hours for a house, though large, tall or awkward roofs take more time. In a small place like West Street, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where it is safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Common questions in West Street

Does a conservation area affect roof work in West Street?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is West Street within the area you cover?

Yes. West Street is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Will you need to get into tenants’ homes?

That depends on the layout. We may need the roof space and some or all of the top-floor flats and access is arranged by you or your agent. We tell you what’s needed as you book.

Will you say whether the freeholder or leaseholders should pay?

No. The lease typically decides who is responsible, and that is a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof. Surveys run on weekdays, Saturdays and Sundays.

What we are asked to look at in West Street

On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.

A survey can pick up problems such as:

  • Cracked or lifting flashings
  • Damaged party-wall upstands or parapets
  • Worn ridges, hips and verges
  • Chimney stacks in poor repair

Landlords with a home close to Lenham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What a roof survey includes

When you need someone else

To be straight with you, a roof survey has limits:

  • A full structural assessment of the building
  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we can’t safely see or access

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

  • Converted houses
  • Flat roofs on blocks
  • Rented houses
  • Gutters and downpipes
  • Shared roofs

Why get it checked now?

Tenants can only report what shows inside. A ceiling stain often means water has been coming in for some time. A survey looks at the roof itself. For older village homes like those around West Street, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.

Landlord roof surveys in West Street: local notes

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 4.2 miles west lies Leeds Castle, a reminder of how long the area around West Street has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

Trees in and around Kiln Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. For site and facilities teams at buildings such as The Lenham School, a written record of a large roof helps plan work for the holidays rather than in term time.

How the survey changes by roof type

Gutters and downpipes

Blocked gutters cause many leaks into top-floor flats. We check gutters, outlets and downpipes where they can be seen.

Flat roofs on blocks and rear additions

Many blocks and rear additions have flat roofs. We look for ponding, splits, blisters and tired upstands as far as safe access allows.
