Flat roof survey in Loyter's Green

A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. If you are worried about gaps at upstands and abutments and loose or cracked edge trims, we can find out what’s behind it, on felt flat roofs, upstands and outlets and single-ply membranes alike.

Older buildings in small places like Loyter's Green may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Prices for flat roof surveys in Loyter's Green

Prices vary from roof to roof, for these reasons:

  • The height of the building and how the roof can be seen safely
  • How big the roof is
  • Whether it’s a home or a commercial building
  • Features like valleys, chimneys, dormers and parapets

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • What’s prompted the survey

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form.

Flat roof surveys in Loyter's Green: local notes

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside lots of post-war and newer estates. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If yours is one of the older homes in the streets near Parish Church of St Mary Magdalen, the joins between later flat roofs and the old walls are where problems usually start. Landlords with a home close to Harlow Mill station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Loyter's Green is about 3 miles east of Harlow, in Essex. Bookings from Loyter's Green are handled just like any other: a call or an email, a price, then a date. We cover towns and villages across Essex, large and small. There’s also a page for Chelmsford.

How it works

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Loyter's Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

What a flat roof survey does not cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise that the roof will not leak in future
  • Whether old sheeting or boards contain asbestos
  • A structural engineer’s assessment of the deck

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs

How the survey changes by roof type

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.

Tips that help

A survey works best with a little help from you, before and after. Tips:

  • Check from a window for ponding after heavy rain
  • File the paperwork for the roof and any repairs
  • Book a survey every few years
  • Watch the ceilings below the flat roof for stains

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
