Matching Tye: your questions answered

Is my home in Matching Tye listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Matching Tye?

We do. The survey and report are the same in Matching Tye as anywhere else.

Are you structural engineers?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How do I book a survey in Matching Tye?

To arrange a survey, call 07833 053749 or use the contact form and tell us the address and what you need to know. We’ll confirm the price and find a day that suits.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Flat roof survey in Matching Tye: what you get

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photographs and our recommendations. We survey single-ply membranes, upstands and outlets and mastic asphalt, and common reasons people get in touch are pools of water lying on the roof and blocked or damaged outlets.

In a small place like Matching Tye, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

The report records the flat roof as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

When to book a survey in Matching Tye

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. New brackets and fixings through the roof are another common source of leaks.

These are some of the problems a survey can pick up:

  • Cracked or split membrane
  • Standing water left after rain
  • Gaps at upstands and abutments
  • Raised blisters across the surface

Landlords with a home close to Harlow Mill station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What to check before booking

  • What exactly goes into their report
  • Is VAT included in the price?
  • How they plan to inspect the roof safely
  • Whether the roof space is looked at, where there is one

What a roof survey includes

Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Letting agents can arrange access with tenants. Surveys run on any day of the week, which can make access easier.

Local flat roofs in Matching Tye

Historic houses such as Barrington Hall, about 4.5 miles north-east, show how far back building in the area around Matching Tye goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

The streets around a church like Parish Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, the joins between later flat roofs and the old walls are where problems normally start.

What affects the price in Matching Tye

When we price a survey, we consider:

  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Where any leaks, stains or damp patches show inside
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage
  • Pictures from the garden or a window, if you have them

Photos help, if you have them. Pictures from ground level or a window are fine. To send them or to book, call 07833 053749 or drop us an email.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • A structural engineer’s assessment of the deck
  • Fragile surfaces, which we do not walk on
  • An exact number of years the roof has left

If in doubt, phone 07833 053749 or send us an email and we’ll suggest the right survey. What our survey covers.

The survey, step by step

The aim of the visit is simple: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes an hour or two at a typical home, while a commercial roof takes nearer three to four hours. For a village or hamlet like Matching Tye, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Jot down any questions you want answered
  • Mention any parking restrictions on your street
  • For flats, make sure roof access has been agreed

Useful tips for Matching Tye property owners

Some practical points come up on survey after survey. They apply to most roofs:

  • Clear roof outlets and gutters each autumn
  • Check that new brackets or units haven’t damaged the covering
  • Ask contractors to protect the roof if they work on it
  • Book a survey every few years

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. It is your choice who carries out the work and when.

Keep outlets, gutters and hoppers clear, especially after the leaves fall. A flat roof that drains well wears much more slowly.
