About our flat roof survey in Newman's End

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a report with photographs and our recommendations. If you’ve noticed cracked or split membrane and loose or cracked edge trims, we can find out what’s behind it, whatever the roof.

Flat roofs on exposed homes in small places like Newman's End take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Newman's End can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We look at the roof from wherever it can safely be seen.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Agree roof access with the managing agent if it’s shared
  • Note where any stains or damp appear
  • Clear the way to the loft hatch

How the survey changes by roof type

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Common questions in Newman's End

Do you carry out roof surveys in Newman's End?

Yes, Newman's End is one of the places we work. Every survey there gets the same written report with photographs.

Do you cover smaller places like Newman's End?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you find where water is getting through my flat roof?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is looked at. Where nothing visible explains the leak, the report says what to try next.

Do you check flat roofs for asbestos?

We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

What will the report tell me?

Written findings with photos, explaining the condition of the flat roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.

Why get it checked now?

A small split in a flat roof is normally a modest job when it is found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. For an older or listed building in a place like Newman's End, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Flat roof survey starts from £150, including VAT.

Why book with us

  • Over 5,000 surveys carried out
  • Drone and thermal imaging surveys available
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • An independent look at the roof

Take a look at our cost guide and our case studies.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Common roof problems in Newman's End

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

These are some of the problems a survey can pick up:

  • Outlets choked with leaves and silt
  • Upstands pulling away from walls
  • Cracked or split membrane
  • Water getting in at rooflights

Take an older house close to Parish Church of St Mary: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions to ask before booking

  • Whether the inside of the roof is included
  • Whether they hold professional indemnity and public liability insurance
  • What’s outside the scope of the survey
  • Do they have a CAA Flyer ID and Operator ID for drone work?
