How a flat roof survey works in Oaker Hill

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you ring 07833 053749 or drop us an email with the address and a rough idea of the roof area. If you are worried about outlets that hold water back and standing water left after rain, we can find out what’s behind it.

In a small place like Oaker Hill, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

Where we can’t see part of the flat roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What we’re asked to look at in Oaker Hill

A flat roof lies open to sun, rain and frost, and water drains off it slowly. In time, the covering dries out, cracks and loosens at its edges and laps. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Problems we come across frequently include:

  • Dips that suggest the deck is deflecting
  • Blisters and bubbles in the covering
  • Damaged trims at the roof edge
  • Splits, cracks and crazing

For site and facilities teams at buildings such as St Andrew's Church of England Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

  • Are they insured for the work?
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What a roof survey includes

Rented homes, blocks and businesses

Landlords, agents and building managers in Oaker Hill and across Essex can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on any day of the week, which can make access easier.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older roofs in small places like Oaker Hill can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Leave a clear route to the loft
  • Make sure pets are kept safely away

Advice

Can I check my roof myself?

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Flat roof surveys around Oaker Hill

Historic houses such as Hedingham Castle, about 3.2 miles south-east, show how far back building in the area around Oaker Hill goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and lots of post-war and modern estates besides. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you live in an older home near Parish Church of St Andrew, the flat roofs on later extensions tend to wear out long before the main roof.

FAQs for Oaker Hill

Does a conservation area affect roof work in Oaker Hill?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Oaker Hill?

Yes, Oaker Hill is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you go up onto the roof?

We inspect from wherever is safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Limit foot traffic on the covering
  • Never stand on rooflights or fragile sheeting
  • Plan a survey before the covering reaches the end of its usual life
  • Ask whoever fits equipment on the roof to make good the covering

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.
