Flat roof survey in Piddinghoe: what you get
Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey felt flat roofs, single-ply membranes and EPDM rubber, and common reasons people get in touch are a sagging deck under the covering and upstands pulling away from walls.
Flat roofs on exposed homes in small places like Piddinghoe take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common roof problems in Piddinghoe
A buyer’s general survey often recommends a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. Either way, you get a clear record of the roof, with photos.
Look out for signs like these:
- Gaps at upstands and abutments
- Pools of water lying on the roof
- Failed seals around rooflight kerbs
- Dips that suggest the deck is deflecting
If you own a rental within reach of Newhaven Town station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What we do, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. Most surveys take about one to two hours for a house, and about three to four hours for a commercial roof. Rural addresses near Piddinghoe can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photographs and recommendations, comes to you by email.
Preparing for the visit
- Leave side gates unlocked
- Find any records of previous roof work
- Make a note of anything you’d like us to look at

What we look for on each type of roof
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
EPDM rubber
Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.
DIY checks: what’s safe
The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

FAQs for Piddinghoe
Is my home in Piddinghoe listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Piddinghoe within the area you cover?
Yes. Piddinghoe is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you cover flat roofs on blocks of flats?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so call 07833 053749 or drop us an email with the address.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. Many buyers use it alongside a building survey.
Do you need to get into the loft?
If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.
Does someone need to be in?
Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.
Flat and commercial roofs around Piddinghoe
Piddinghoe is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Monk's House lies about 2.3 miles north, so building around Piddinghoe goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. Take a building like Breakwater Academy: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
Piddinghoe is about 1 mile north-west of Newhaven, in East Sussex. Piddinghoe gets the same service as everywhere else we work: a proper look at what can safely be seen, photographs and a clear written report. We cover towns and villages across East Sussex. There’s also a page for Brighton.
