About our flat roof survey in Pluckley
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP frequently last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We are often asked to look into outlets that hold water back and standing water left after rain, on EPDM rubber, GRP fibreglass and single-ply membranes.
Flat roofs on exposed homes in small places like Pluckley take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.
Findings are set out part by part, from the coverings down to the gutters. You will see the good as well as the bad.

Why get it checked now?
A small split in a flat roof is typically a modest job when it’s found early. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. In a small place like Pluckley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Your questions about flat roof surveys in Pluckley
Do you cover Pluckley?
Yes. We cover the whole of London and South East England, and Pluckley is part of that. You can phone 07833 053749 or use the contact form with the address and some details.
Does a conservation area affect roof work in Pluckley?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
How much is a survey?
Our price is from £150, including VAT. You will know the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or send us an email.
What’s the best way to book?
To arrange a survey, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.
Is it a structural engineer’s report?
No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
What happens after the survey?
The report comes by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.
Which flat roof coverings do you cover?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.
How it works
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, or half a day or so for a commercial building. You are welcome to ask questions while we’re there. In a hamlet or village like Pluckley, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Note where any stains or damp appear
- Leave a clear route to the loft
- Keep pets out of the way during the survey

Advice
Checking the roof from the ground
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Flat and commercial roofs around Pluckley
Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Godinton House, about 3.6 miles east, is one of the historic houses in the wider area around Pluckley. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Take a building like Pluckley Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, flat-roofed rear additions and dormers added over the years are worth checking.

What we can’t see
To be straight with you, there are limits to any roof survey:
- A promise that the roof won’t leak in future
- Parts of the roof that aren’t safe to walk on or view
- Whether old sheeting or boards contain asbestos
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Do you need a flat roof survey in Pluckley?
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.
Most people get in touch after spotting one of these:
- Upstands pulling away from walls
- Water getting in at rooflights
- Dips that suggest the deck is deflecting
- Splits and cracks in the covering
If you let a flat or house near Pluckley station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Before booking any roof surveyor
- Their track record with similar roofs
- Will they check the loft as well as the outside?
- Whether you can ask questions once you have the report
- Do they have a CAA Flyer ID and Operator ID for drone work?
