Local flat roofs in Sissinghurst

Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you look after a building such as Cranbrook School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If your house is among the older ones in the streets near Church of the Holy Trinity, the joins between later flat roofs and the old walls are where problems normally start. Landlords with a home close to Staplehurst station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

How a flat roof survey works in Sissinghurst

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. If you’re worried about failed seals around rooflight kerbs and splits, cracks and crazing, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Sissinghurst, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Hidden layers beneath the covering
  • Whether the deck or joists are strong enough
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.

What we look at

  • Mastic asphalt
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Upstands and outlets
  • Single-ply membranes

How the survey works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Sissinghurst, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Different roofs, different checks

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Landlords, agents and block managers in Sissinghurst

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Letting agents often book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

Tips from our surveys

Small things make a difference. Some pointers:

  • Treat rooflights and old sheeting as fragile
  • Book a survey every few years
  • Keep people off the roof unless they need to be there
  • Clear roof outlets and gutters each autumn

Buyers can take the findings back to the seller or the agent. It can support a request for work before completion or a conversation about price, depending on what we found.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Sissinghurst: your questions answered

Does a conservation area affect roof work in Sissinghurst?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Sissinghurst?

Yes, Sissinghurst is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How much is a survey?

Our price is from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. To get a price, call 07833 053749 or send us an email.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.

Can you tell me how long my flat roof will last?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Do you need to get into the loft?

If there’s a loft and safe access to it, yes. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
