Uplees: your questions answered

Does being near the coast affect roofs in Uplees?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Uplees?

Yes, Uplees is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

Do you give a life expectancy for the roof?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

How much is a survey?

Flat roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will you check the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Is it a structural engineer’s report?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Flat roof survey in Uplees: what you get

If the house you are buying has a flat roof on an extension, dormer or garage, it’s worth knowing its condition before exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. Typical surveys look at upstands pulling away from walls and damaged trims at the roof edge, across EPDM rubber, single-ply membranes and GRP fibreglass.

Somewhere as small as Uplees, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later.

What a flat roof survey doesn’t cover

In fairness, a roof survey has limits:

  • Whether old sheeting or boards contain asbestos
  • Whether the deck or joists are strong enough
  • Fragile surfaces, which we do not walk on

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey before you book. The full list of what we check.

What this survey covers

  • Felt flat roofs
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber
  • Upstands and outlets

The survey, step by step

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Uplees, the journey is planned beforehand: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Advice

Common roof problems in Uplees

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Signs worth acting on include:

  • Standing water left after rain
  • Upstands pulling away from walls
  • A sagging deck under the covering
  • Loose or cracked edge trims

The streets around a church like Church of St Peter are frequently among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to check before booking

  • What follow-up you get after the report
  • Whether they hold professional indemnity and public liability insurance
  • Will they check the loft as well as the outside?
  • Their track record with similar roofs

What to expect from a roof survey

Why get it checked now?

Standing water on a flat roof rarely sorts itself out. It typically points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Finding the cause now keeps more options open. Around Uplees, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Flat and commercial roofs around Uplees

Uplees is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For landlords with property near Faversham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Anyone responsible for a site like Queen Elizabeth's Grammar School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

How the survey changes by roof type

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We look at how the covering is finished around each rooflight and upstand.
