Need a gutter survey in Clanfield?

What happens on the day

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. If you have questions on the day, just ask. In a hamlet or village like Clanfield, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Preparing for the visit

  • Leave side gates unlocked
  • Make sure the loft hatch can be reached
  • Find any records of previous roof work

Advice

Gutter surveys for homes and businesses in Clanfield

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely, from the ground, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. Typical surveys look at gutters overflowing in heavy rain and water backing up from a hidden gutter, across outlets and hoppers, valley gutters and parapet and box gutters.

Somewhere as small as Clanfield, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

FAQs for Clanfield

Will you come out to Clanfield?

Yes, Clanfield is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Can a landlord with a rental near Rowlands Castle station book a roof survey?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out seven days a week. To find a day that suits, phone 07833 053749 or email us.

What will the report tell me?

You get our findings in writing, part by part, with photos. The most urgent items are made clear.

Are you structural engineers?

No. Our survey is not a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Roof by roof

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be for a specialist asbestos surveyor to check.

Do you need a gutter survey in Clanfield?

Lots of tiled and slate roofs carry moss, and heavy rain washes clumps of it into the gutters. Mixed with grit from the roof, it settles as silt that slows the flow and lets weeds take root.

Here are some of the things we see often:

  • Hoppers and outlets full of debris
  • Brackets that have dropped or snapped
  • Valley or box gutters that overflow inside
  • Leaks at the gutter joints

For site and facilities teams at buildings such as Clanfield Junior School, large buildings have long gutter runs and big roofs that need checking like any other.

What a roof survey includes

What this survey can’t tell you

It is a careful look at the gutter, not the whole story. The main limits are:

  • Hidden sections we can’t view safely
  • Underground drains, which need a CCTV drain survey
  • What’s behind fascias and inside walls

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

Gutter surveys in Clanfield: local notes

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you live in an older home near Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Rowlands Castle station, the gap between tenancies is a good time to have the roof looked at.

What happens if roof problems are left?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now typically keeps the fix smaller. Older and listed buildings around Clanfield may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.
