Gutter surveys for homes and businesses in Itchen Abbas

Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we’ll say so, with a suggested next step. If you’ve noticed soffits marked by water and hoppers and outlets full of debris, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Itchen Abbas, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Itchen Abbas needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You let us know where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Jot down any questions you want answered

Common roof problems in Itchen Abbas

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn, and they collect at the outlets. Once an outlet is choked, the gutter fills and overflows.

A survey can pick up problems such as:

  • Gutters full of debris and silt
  • Choked outlets or hopper heads
  • Dripping or leaking gutter joints
  • Water spilling over the gutter edge

Anyone responsible for a site like Itchen Abbas Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Questions to ask before booking

  • Whether the loft space is looked at, where there is one
  • How long the report takes to arrive
  • Their track record with similar roofs
  • Are they insured for the work?

What’s in a roof survey

Tips that help

Most of what helps is simple and safe from ground level. Our suggestions:

  • Get trees that overhang the gutters trimmed
  • Include valley, parapet and box gutters when clearing
  • Look for green streaks or damp patches on walls
  • Check from ground level or a window, not a ladder

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.

Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but you cannot check them from the street, so ask for them to be included when gutters are cleared.

Why it is worth a survey now in Itchen Abbas

Climbing a ladder to look in the gutters yourself is risky. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. Our survey covers what can safely be seen and records it with photos. Outbuildings and barns around Itchen Abbas are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

What a gutter survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sections we cannot view safely
  • Pipes below ground level
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

Itchen Abbas questions

Will you come out to Itchen Abbas?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

I let a flat near Winchester station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or send us an email with the details.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Do you survey underground drains?

No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. Where a below-ground drain seems to be the problem, we’ll tell you.

How long will you be on site?

Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Roofs, chimneys and gutters in Itchen Abbas

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Landlords with a home close to Winchester station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If your home is one of the older ones in the streets near Church of St John the Baptist, old fixings, lead flashings and tall chimneys are typical of older roofs.
