Need a gutter survey in Lower Froyle?

How it works

Once we have finished looking, we write up our findings as a written report with photos. As for time on site, most surveys take roughly 1–2 hours at a typical home, and longer for a large or complex roof. Around Lower Froyle, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Getting ready for the survey

  • Keep pets out of the way during the survey

Gutter survey in Lower Froyle: what you get

Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so, with a suggested next step. We survey outlets and hoppers, valley gutters and parapet and box gutters, and people most often book us about joints that drip after rain and leaves and moss blocking gutters.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

After the visit, you get a written report with photographs, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Note any damp stains below the gutters
  • Have gutters cleared at least once a year
  • Don’t leave hidden gutters out of a clear-out
  • Look for new stains on ceilings below valleys after rain

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Have your gutters cleared at least once a year, and more often if trees overhang the roof. The best time is typically after the leaves have dropped. Clean gutters can do their job.

Questions from Lower Froyle

Does a conservation area affect roof work in Lower Froyle?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Is Lower Froyle within the area you cover?

Yes. Lower Froyle is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

What will the report tell me?

It explains what we saw, what it means and what we’d suggest, with photos throughout. Anything we couldn’t see safely is noted too.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Local roofs in Lower Froyle

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take an older house close to Church of St Mary of the Assumption: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Bentley (Hampshire) station may find that a dated record of the roof is useful when planning maintenance across a let.

Why get it checked now?

It is easy to put damp down to the wrong cause. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. In a place like Lower Froyle, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Why choose Independent Roof Survey in Lower Froyle

  • A report with photographs
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • 20+ years’ experience
  • Clear package prices, inc. VAT

Take a look at our cost guide and what we found on two real jobs.

What affects the cost of gutter surveys

The price reflects the time and kit the roof needs. The main factors are:

  • How big the roof is
  • Building height and the viewpoints available
  • The type of building, from a house to a block or an office
  • The use of thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Getting in touch

The more you tell us, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • The kind of building and roof involved
  • Dates you are working to, such as exchange

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

How the survey changes by roof type

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Box and secret gutters

Box gutters sit within the roof or behind a wall, so overflows can end up inside. We inspect them as far as it is safe to see them.

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

Landlords and agents in Lower Froyle book surveys as well as householders. The report gives you a dated record of the gutter, with photos, which helps you plan work between tenancies.
