Getting in touch

Landlord roof survey in Brook: what you get

Who pays for roof work on a block depends on the lease. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. Typical surveys look at loose ridge or hip tiles and leaks into upper flats, on gutters and downpipes, rented houses and flat roofs on blocks.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

How it works

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes between one and two hours for a house, and longer for a block or a building with several roofs. Cottages and farmhouses around Brook frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Before we arrive

  • Note where any stains or damp appear
  • Keep pets inside or away from the areas we are looking at
  • Let us know about parking before the day

What we look for on each type of roof

Shared chimney stacks

Many terraces and conversions have shared stacks. We check pots, flaunching, pointing and flashings as far as can be seen.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it is visible.

Local roofs in Brook

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Landford Manor about 4.1 miles north, Brook sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Ashurst New Forest station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Arrange flat access beforehand
  • Check your lease or ask a solicitor about who pays
  • Check the loft space can be accessed
  • Don’t wait for a leak to survey the roof

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and Premium includes an in-person consultation.

Keep gutters and outlets clear, especially on blocks with valleys or parapets. Blocked gutters are a common cause of leaks into top-floor flats.

Landlord and commercial surveys in Brook

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

Brook: your questions answered

Do you survey roofs for landlords with property near Ashurst New Forest station?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How do I find out if my home in Brook is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Can you inspect my roof with a drone?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed to keep your plan up to date.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

How do I book a survey in Brook?

It is easiest to phone 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will point you to the right survey. We survey seven days a week.
