Common roof problems in Dogmersfield

On a shared roof, it is not always clear who should act. Each party may assume someone else is dealing with it and work gets delayed. An independent report helps everyone see the facts.

It’s worth booking a survey if you’ve seen:

  • Failed flashings at walls and chimneys
  • Splits and blisters in flat roof coverings
  • Damp or stains in top-floor flats
  • Damaged party-wall upstands or parapets

Take a building like Dogmersfield Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

What a roof survey includes

Landlord roof surveys for homes and businesses in Dogmersfield

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. We survey rented houses, shared roofs and gutters and downpipes, and people most often book us about missing or loose roof coverings and cracked or lifting flashings.

Older buildings in small places like Dogmersfield may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type

Shared chimney stacks

Chimneys often let water in at the flashings. We record anything visible.

Roof spaces and lofts

Looking inside the roof often tells us more. We go into the loft where it’s safe looking for water marks and gaps.

Landlord roof surveys around Dogmersfield

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Farnham Castle, about 4.7 miles south-east, show how far back building in the area around Dogmersfield goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as All Saints' Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Winchfield station, a dated record of the roof is useful when planning maintenance across a let.

Your questions about landlord roof surveys in Dogmersfield

Will you come out to Dogmersfield?

We do. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Dogmersfield is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What access do you need for a block roof survey?

That depends on the layout. Frequently we need the loft and certain flats and access is arranged by you or your agent. We tell you what’s needed when you book.

Will you say whether the freeholder or leaseholders should pay?

No. The lease normally decides who is responsible, and that is a legal question. What we provide is a clear record of the roof’s condition to help those discussions.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.

What if it rains on the day?

Light rain doesn’t typically stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.

Do you need to get into the loft?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch.

When you need someone else

It is a careful look at the let or shared roof, not the whole story. The main limits are:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • A full structural assessment of the building
  • Responsibility under a lease

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. The full list of what we check.

What we check

  • Gutters and downpipes
  • Converted houses
  • Blocks of flats
  • Flat roofs on blocks
  • Rented houses
  • Shared roofs

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around Dogmersfield can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • For flats, make sure roof access has been agreed
  • Move anything stored under the loft hatch
  • Let us know about parking before the day

Advice

Leave it or get it looked at?

Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings, plus urgent call-outs. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Practical tips

You don’t need to be a roofer to help. What helps most:

  • Do not wait for a leak to survey the roof
  • Get legal advice on lease responsibilities
  • Give residents notice before a survey
  • Keep past survey reports with the building’s records

How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Pick the package that suits the building and your timescale.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.
