Landlord roof survey in Eccles
A roof over tenants or leaseholders frequently gets attention only when water comes in. Surveying the roof first helps you spot defects early, and plan work rather than react to it. You get a photo-illustrated written report to keep on file for the building. Many clients repeat the survey on a rolling basis to keep maintenance plans current. If you’re worried about worn ridges, hips and verges and choked outlets and gutters, we can find out what’s behind it, whatever the roof.
Somewhere as small as Eccles, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is typically the chimneys and lead flashings that need work first.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Honest limits
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A full structural assessment of the building
- Parts of the roof we cannot safely see or access
- Whether materials contain asbestos (a specialist asbestos surveyor’s job)
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.
What we check
- Blocks of flats
- Rented houses
- Shared roofs
- Converted houses
- Gutters and downpipes
- Flat roofs on blocks
Why it is worth a survey now in Eccles
A leak in a block rarely stays in one place. Spotting roof defects early helps protect the whole building. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Local roofs in Eccles
Starkey Castle, about 3.2 miles north, is one of the historic houses in the wider area around Eccles. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live near a park like Burham Marsh, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For landlords with property near New Hythe station, a dated record of the roof is useful when planning maintenance across a let.
Eccles is about 3 miles south-west of Chatham, in Kent. Wherever you are in Eccles, we can come and survey your property. Eccles is one of the places in Kent we cover.

Roof by roof
Roof spaces and lofts
Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.
Flat roofs on blocks and rear additions
Felt flat roofs often need replacing after around 15–20 years, so their age matters.
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.
Signs you need a landlord roof survey in Eccles
On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible and work gets delayed. An independent report helps everyone see the facts.
We are frequently asked to look at:
- Blocked gutters over flats
- Cracked or leaning shared chimneys
- Failed flashings at walls and chimneys
- Gaps where tiles or slates have slipped
Anyone responsible for a site like St Mark's Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Questions to ask before you book
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether the loft space is looked at, where there is one
- Are they insured for the work?
- What’s outside the scope of the survey
FAQs for Eccles
Do you cover smaller places like Eccles?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
Can a landlord with a rental near New Hythe station book a roof survey?
Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details.
How much does a landlord roof survey cost in Eccles?
Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.
Do you survey roofs shared between flats?
Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen in the report.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
How it works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. If you have questions on the day, just ask. Older roofs in small places like Eccles can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- First, we confirm the roofs and areas to be surveyed.
- You or your agent arrange access to the loft space and any flats we need to enter.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- The report sets out condition and recommendations to help you plan.
Before we arrive
- If it isn’t your property yet, arrange access through the agent
- Clear the way to the loft hatch
- For a flat or shared roof, check access with whoever owns or manages the building
