Hundred Acres Landlord Roof Survey
Independent landlord roof surveys in Hundred Acres. We’ve completed more than 5,000 surveys across London and the South East.
- Ponding or splits on flat roofs
- Cracked or lifting flashings
- Damaged pots and flaunching
Common roof problems in Hundred Acres
Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that is happening.
Here are some of the things we see often:
- Chimney stacks in poor repair
- Missing or loose roof coverings
- Leaking joints at party walls
- Mortar falling from ridges and verges
If you let a flat or house near Fareham station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Choosing a roof surveyor
- Whether the roof space is looked at, where there is one
- Whether you get a written report with photos
- Which parts of the roof they’ll actually see
- What follow-up you get after the report
Landlord roof survey in Hundred Acres: what you get
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It does not give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. If you are worried about splits and blisters in flat roof coverings and gaps where tiles or slates have slipped, we can find out what’s behind it, whatever the roof.
Older buildings in small places like Hundred Acres may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
After the visit, you get a written report with photographs, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Local roofs in Hundred Acres
Hundred Acres is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you run a business near Fareham Shopping Centre, a roof report helps plan work around trading rather than after a leak. The streets around a church such as Church of St Nicholas are frequently among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
Hundred Acres is about 4 miles north-east of Fareham, in Hampshire. Houses, flats, blocks and commercial buildings in Hundred Acres can all book landlord roof surveys. Hundred Acres is one of the places in Hampshire where we work. You can also see our page for Portsmouth.

What we do, step by step
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours for a house, and longer for a block or a building with several roofs. In a small place like Hundred Acres, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know about the building, its roofs and any known leaks.
- We confirm the access we will need.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Before we arrive
- Note where any stains or damp appear
- Find any records of previous roof work
- Leave a clear route to the loft
How to book
Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.

Party-wall upstands and parapets
We inspect the parts of a shared roof we can access, and the report says what was seen.
Roof spaces and lofts
On blocks, the loft space may be reached through a flat or a communal hatch and you will need to arrange it.
Can I check my roof myself?
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
What affects the price in Hundred Acres
Our packages start from £150, including VAT. What you pay for your roof depends on:
- How tall the building is and how easy the roof is to see
- How complicated the roof is, with its valleys, chimneys and parapets
- The type of building, from a house to a block or an office
- Any need for thermal images or a drone flight
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.
What we need to know
To price your survey accurately, we will ask about:
- The property’s address and postcode
- Why you want a survey: buying, a leak, a storm or new work
- The style of property, from a terrace to a block
- Pictures of the roof from a safe spot, if you have them
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Your questions about landlord roof surveys in Hundred Acres
Do you survey roofs for landlords with property near Fareham station?
Of course. We just need to know who will give access, and the report can go straight to you or your agent.
Do roofs near the sea, like those around Hundred Acres, take more of a battering?
Frequently, yes. Within about 4 miles of the sea, as Hundred Acres is, metal fixings wear faster and gales find any loose ridge or slate.
What’s the best way to book?
The quickest way is to ring 07833 053749 or drop us an email. Give us the address and some details about the roof. We survey on weekdays and at weekends.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
How long have you been surveying roofs?
We’ve completed more than 5,000 surveys, over more than 20 years.
Can you inspect my roof with a drone?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
What this survey can’t tell you
A survey is a proper look at the let or shared roof, but it cannot do everything. Its limits include:
- Who pays under the lease (that is a legal question)
- Structural calculations or an engineer’s report
- Walls, floors and services beyond the roof
Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.
