About our landlord roof survey in Hungerford

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later, as far as can be judged from what’s visible. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey rented houses, flat roofs on blocks and gutters and downpipes, and the problems we are asked to look at most are splits and blisters in flat roof coverings and damaged party-wall upstands or parapets.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How it works

Once we’ve finished looking, we write up our findings as a report with photos. On timing, most surveys take about 1–2 hours for a house, and longer for a block or a building with several roofs. Around Hungerford, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the roof space is arranged with you beforehand.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

Advice

What affects the price in Hungerford

Several things affect the price of a survey:

  • The size of the roof
  • The height of the building and how the roof can be seen safely
  • If the survey needs thermal imaging or a drone
  • Extra roofs, like extensions, dormers or garages

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

What to tell us when you get in touch

Some details help us suggest the right survey and price. When you contact us, tell us:

  • The style of property, from a terrace to a block
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The reason for the survey, like buying, a leak or storm damage
  • Where the property is, with the postcode

To arrange a survey, phone 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

Hungerford questions

How do I find out if my home in Hungerford is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Hungerford in the area you cover?

Yes. We survey roofs across London and South East England, and Hungerford is part of that. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. Areas we couldn’t see are noted in the report.

Do you look in the loft space?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Do you need access to all the flats?

Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.

What this survey can’t tell you

In fairness, there are limits to any roof survey:

  • Who pays under the lease (that’s a legal question)
  • Roof areas we weren’t given access to
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. What our survey covers.

What we look at

  • Shared roofs
  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses

Do you need a landlord roof survey in Hungerford?

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently, and flat roofs over rear additions often need attention sooner.

Things that frequently lead to a survey include:

  • Missing or loose roof coverings
  • Damaged party-wall upstands or parapets
  • Cracked or lifting flashings
  • Chimney stacks in poor repair

The streets around a church like Church of the Holy Ascension are frequently among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking anyone

  • Whether any drone flown is registered with the CAA
  • Their insurance cover
  • How long they’ve been surveying roofs
  • Whether you can ask questions once you have the report

Roofs, chimneys and gutters in Hungerford

With Breamore House about 4.3 miles north, Hungerford sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Hyde Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.
